What would you do if you were in the process of buying a house and?
The current owners promised you a new furnace to replace one that is 40+ years old and then down-graded to a "full tune up" on the old one? Also promised you new doors and windows and then decided the doors are "fine?"
I know what I want to do. The problem is, the owners are my husband's ex-in-laws and "friends."
GRRRR! This is SO frustrating!!

Hopefully all these "promises" were in writing. Anytime you are dealing in Real Estate everything HAS to be in writing. Real Estate can be the most crooked business to deal in. People make promises and never keep them, even family and best friends. I would do my darnedest to FORCE them to stick to the furnace...a 40+ year old system HAS to be replaced, not TUNED UP. If they are going to replace the windows, but not the doors you may have to compromise. But DO NOT compromise on the furnace because it is going to take renovations due to the age of the furnace...that is why they have turned face. Have your Hubby deal with them not as friends and ex in-laws but business partners because this is serious business. Good luck!!!

I presume you got the deficiencies to be repaired listed on your offer and acceptance of offer. If so, you can go to court to enforce them. If not, you don't have a recourse except ask them to fulfill what they verbally agreed to.

First off, never do business deals with ex`s. They are ex`s for a reason. Always get it written down. But since that didn`t happen, I would say to them, Well since you have not come up with the things you promised me, then maybe we should deduct that amount from the top of the price of the house. Because I really want to get those things fixed before winter. I mean after all you did agree on these things.

CONTRACT!!!! Best piece of advice you will ever get. Whenever dealing with any substantial sum of money make sure you have a contract. This way both parties are bound to the terms & agreements and the kind of thing that has just happened won't. For now as it is to late I suggest just threaten to pull out, if it is not to late. Otherwise I am afraid there is nothing you can do. Just treat it as a learning curve

Are you going through a realtor? If so, the new furnace and doors should be in the contract and that should be a realtor to realtor conversation.

If you're not going through a realtor than you've learned that next time you will :) but more importantly you need to ask yourself if the friendship or the furnace and doors are more important.

I assume that you have these promises in writting.

You have a couple of options, demand that they do these things and they will do them or not.

If not, you have to decide if you will walk or not.

Cancel the deal. Friends don't welch on a deal and provide substandard repairs, or products. If they won't do what they agreed, the agreement is null and void. With property values dropping to an unprecedented low in recent years, They need to be aware that friendship doesn't make an unethical profit. Just say NO.

A deal is a deal even with a dirty dealer! they clearly didnt think the doors were fine when they made the offer and didnt think a tune up on the sh!tty furnace was good enough!

Dealing with family or friends (or both!) when it comes to money is a pain in the *** cause your always a but nervous to complain when you think youve been taken advantage of. The only thing to do is to stop being so flexible and easy. Put your foot down, simply ask what in the name of holy mother of f88k happened to the damn deal you made b!tch? Hu? Hu? Eh? What the hell happened there you F-in liar?

This is why business deals with family/inlaws/friends are a bad idea. Unless the new furnace, etc., are written conditions of sale, there is nothing you can do.

When you purchase a house you have to have a purchase agreement in place if the things promised are in writing then the amount that they cost to supply should be deducted from the amount being paid for the home.
I hope this helps.

Too many people make promises and then renig.. that is why it all has to be documented and pictures are another invaluable asset to have to establish what was stripped and replaced with inferior or nothing.
