What would your starting offer be?
The house is listed at $169,900. It has been on the market for about 200 days and was originally listed at $179,900. It appears to be in good condition (current owner is a carpenter) and looks modern and updated. The 2007 tax assessed value is $187,000. How low should our first offer be? The current owners have already moved into their new home which means it is possible that they now have 2 mortgages. The listing agent said that they would "really like to sell it, and all reasonable offers will certainly be considered."

If those were the circumstances, I would offer $145,900 as my initial offer. If you haven't been pre-approved, you might want to do that, that helps the seller be more motivated.

Honestly, you don't want to offend them. So I'd only go down to like $155,000 to start. If they give you a flat "no" - come back with $160,000. Sounds like a good deal even at $169,000.

You are running on speculation here. It doesn't matter if there are two mortgages, this is something the owners certainly considered when they moved and the house has been on the market that long.

Notice that the listing agent said reasonable offers, meaning that low ball offers will not be considered.

Ask your Realtor to run some comparables to see what similar houses have sold for.

It is probably unwise to offer less than $150,000. That is almost 12% off the asking price.

i've always heard your first offer should be around 90% of the listing price - so thats about 153,000. if they don't like it and are as motivated to sell as you hear they will counter offer.

its just an offer, you can go up if needed, I try to meet them 1/2 way until I hit my limit.
