I bought a house once for 68K for rental. Within a year the police had been called 12 times because of domestic violence. Not once had the rent been paid completely as promised. The tenant had knocked down the wall between the kitchen and the living room with a sledge hammer. The neighborhood was made up of residents of just one race I'm sorry to say.
