You may have the right to present them with a three or thirty day notice to pay rent or quit. First look up your local and state laws under landlord/ tenant. Remember as a landlord you have obligations to know proper procedure and laws. So familiarize yourself with them. Also, if affordable contact a lawyer. If you can't afford a lawyer contact free legal aid for advice.

What you can and can't do varies from state to state and your city may have legislation too. See if your local county or city attorney office (district atty) has a landlord/tenant booklet or an assistant that handles these type questons. You may have to contact an attorney to protect your rights. Good luck.

You have to serve them with an eviction notice, usually 30 days, some do give 10 or 3 day notices. After that time if they have not vacated your unit, you then take them to court. In most cases the judge will give them 10 to 14 days to be out, plus they will have to pay for any back rent owed and damages.

type up an eviction notice and then have it notorized on that date. have a service bring it to them so they have to sign for it.

You follow the legal requirements in your state for eviction. In most states you have to send them a 3, 5 or 7-day notice to pay or vacate the property. If they don't pay or vacate within that time period then you have to file a lawsuit for eviction.
