My son and his partner rent a lovely cottage , the rent is very reasonable so they are benefiting by not having a huge mortgage over their heads. But this only works if you are renting somewhere nice and getting value for money. |

The benefits are you can move on after your contract (usually one year) has finished.
Disadvantages, you're paying another persons mortgage, when you could be paying that out a month on your own property. |

simple, you dont have to have credit . you have to pay repairs. Property repairs .. hmmm do many private landlords carry out repairs as & when needed ( I know not!). & i think you have to pay buildings insurance to mortgage.
as for being tied to the mortgage, you can always sell the property for profit (if we dont, as a country jump into a lifelong recession).
i think buying is better , as your not making some fat landlord or organisation rich or buying their property for them.... |

you mean you're the tenant or you're the landlord?
if the tenant: you don't commit, and you don't have to find a huge deposit
if the landlord:
- your tenants pay the mortgage while the property value slowly goes up, making you money in your sleep
- OR if the market is down when you choose to move, letting it out instead of selling it prevents you from crystalising a loss
- people call you "my (land)lord"
- you get rid of all that annoying spare time you had on your hands, running about organising plumbers and stuff
- you get to shell out for major repairs
If landlord, get the standard form contracts, and some advice, from your local council; advertise well, and choose the tenants personally. Take the deposit and the rent properly, and... ...sad to say... you will have to avoid DSS. Everyone I know who tried it had bad experiences with DSS. It's a bummer, but it seems to be true |

In a word,Freedom.You are not stuck with trying to sell iff you need to move for work etc or iff you have horrible neighbours!All general maintainance and repairs are done by the landlord(or not if he/she is a bad one),you only need to insure your own goods,not the building.if house prices fall,you do not find yourself in negative equity and trapped.If you lose your job,you will get your rent paid as soon as you claim jobseekers etc(they do'nt pay your mortgage for 6 months,by which time you are so far in debt it is too late to get straight) You may be in a far better property than one you could afford on a mortgage,so far less stress and worry.
Only negative,is that it is not secure and you wo'nt get your money back as you have nothing to sell and the market may(or may not) have improved. |

The benefits of renting a property is that, you don't have alot of overhead. Just your rent, and your utilities, some places even pay for utilities. That's about it, with a house or other rental property you must pay for mortgage, fire insurance, earth quake, flood, and the like. Up keep is hell also, roofing, plumbing, etc. Yard work, heating, cooling, water bills, tax every year. The list goes on, however, if you can afford to buy or own, do it, because of equity, you can borrow on your property. I rent myself, but I've been renting to long. |

Other people put right anything that goes wrong...boiler, new roof, plumbing blockage, painting etc.
You do not have to worry about house prices crashing.
You can sometimes rent a lot better quality of house, with more space than for what you can buy one for.
And all this is STILL outweighed by buying your own bricks and mortar. |
