There are a number of agencies out there who will buy your house off you for slightly below the market value but will get the money in your bank within a week. Not an option for everyone but worth looking into.

I would incorporate the help of a realtor or at least talk to one and get an idea of the demand for your type of house in your area first. In many areas of the country the housing situation is slow, with property values declining and people are finding that they cant sell their houses for what they owe on them. Hopefully this is not your situation. Either way, I would not put off calling your mortgage company to see if you can get into some type of deferred payment schedule so that you do not lose your house outright. Other suggestions would be to put a "For Sale" sign up in your yard immediately, put an advertisement in your local newspaper, and spread the word to everyone you know or come in contact with. Good luck.

Price it reasonably. I agree with everyone else. The market is really slow so you have to be realistic with the asking price.

Also, make sure everything is very clean, nothing is broken, and there is fresh neutral paint on the walls. This is tough, but if you have kids, keep all their toys packed up and put away when people are looking. No sign of pets is a good thing, too....like litterbox or pet hair. No nasty smells in the house. Bathrooms spotless with fresh towels. If you have an overabundance of old furniture, move some of it out to make your house look larger rather than overstuffed.

Garden should be neat, weeded, bushes trimmed, porches swept and windows clean. Yard mowed, flowers in bloom. Think of what would attract you. Have a friend walk through and critique a little bit (we get used to looking at our own broken down stuff and don't notice what is out of place anymore)

Turn on some of the HGTV shows like Designed to Sell to get tips on what helps. Also, if things are tight financially, spend some time at Dave Ramsey's website to get a handle on your finances, no matter if you make a lot or a little.

Make sure that it is clean and tidy, no personal pictures around, no clutter. Make sure the weeds are pulled and the lawn cut. Flowers in the garden help. A Realtor and a low price and it should move. It is a buyers market so the price has to be realistic to that fact if you want it to move.

low price adn decorate it neuatrally - also get as much stuff out as possible so it looks bigger

oh and you can impose conditions of sale that it has to go through in a certain number of weeks

Put it in an auction.It goes through in 28 days if it sells,but be aware that you may not get as much for it as on the open market.You must put a reserve price on it to cover your mortgage,any loans and debts on the property and with a bit of luck,a bit of profit!

price it under the appraisal price and you should be able to sell quickly also get yourself a good real estate agent and make sure they know that you want to sell quickly . good luck .

Find a good broker, have open houses and advertise. Actually the broker will take care of the last two for you. Make sure your house is clean and free of clutter. A nice looking home sells faster than one that is too busy.

Also, be careful of any solicitations, or internet or mail scams from investors or people who want to "help you keep the equity in your home" or "save you from foreclosure". These are companies set up to profit from any equity you have built up in your home.
