Curiouser | When PURCHASING (not renting out) a property what should be standard regarding appliances included? |
thanks to everyone who already answered this question. i'm not asking about renting it out, i have that covered - i'm asking about if i PURCHASE a property is it standard for the seller to include a stove and refrigerator in each of the units. sorry if i wasn't clear before! |

Stove usually stays with the unit, though refrigerators are maybe 50/50 stay vs go. |

I was formerly an real estate agent. There is no standard, it's all based on what is agreed. If the agreement is silent, then anything permanently affixed to the home stays and anything not permanently affixed goes.
Items that are permanently affixed include blinds, curtain rods, oven hoods, built in microwaves, built in ranges, etc.
Items which are not permanently affixed include most non-built-in appliances.
It is often easy to get people to throw in appliances when you are negotiating on price. If after you make an offer, the seller counters asking for money money, this is a good chance to say fine, but only if they throw in the refrigerator/washer, etc. |

I would say that the stove, frig, and dishwasher should stay. others are optional. you can request anything you want on the offer sheet. i requested the riding lawn mower on an offer once. |

There is no standard. Sometimes there are appliances left with the property sometimes there isn't. It is negotiated along with everything else in an offer. |

It usually depends on the home owner or realtor doing the selling. This is a buyer's market... I would look for items like a stove and frig to be standard..and even be willing to negotiate things like a dishwasher or ceiling fans and built in microwave....especially in a newer built home...but that also depends on the town you live in.
I'm in Central Florida and most of our newer or newly built homes are upgraded with ceiling fans, tile, dishwashers, frigerator and stove... |

With the rental properties we have purchased they were included. To make sure you should list them on your offer along with anything else that you want left on the property. this way there is no confusion and perhaps if they do not want to include them you can lower your price. By the same token some renters expect to have a stove and know they may have to buy a fridge, depending on the area I guess.
Most of the time what is included is listed on the offering sheet provided to you by the Realtor.

THERE IS NO STANDARD, EVERYTHING IS NEGOTIABLE. Have it spelled out in the contract, so that there is no confusion. GET A REALTOR!!!
if the seller says "no appliances convey" or "stove conveys" then expect it to be there prior to closing, when you do the final walkthru.
if it's not in writing it's not enforceable. |

A stove is usually always included. Some sellers think the buyer will want to pick out their own fridges...guess that depends on the seller. |

no it is not standard.
it is up to the seller really.
mostly if it is an older stove it will stay.
and usually if it is custom built in it will stay as well
other than thqt in my expirence almost all of the apliances go with the seller |

any built- ins should stay ,dishwasher , and usually the stove but not always you can usually negotiate about the appliances,but it is strictly up to the seller, but it must be included in the contract what stays and what goes |
