When a developer sells a model home at the end of the sales, is it at a discount?
Once a new development is sold out and the developer is ready to sell the model homes, do they price them cheaper than homes with identical features/options? (I'm not talking about whatever furniture or other interior decorations that may factor into the price, but the price of the home itself). I assume they would, since the model homes would have some wear and tear, and you don't get to choose the options. But maybe not?

It would depend on what the market is doing at the time. Also, the location of the model home might be a premium one compared with some other homes (maybe with superior views to showcase the development). Usually, the models have a lot of upgrades, too. Additionally, the neighborhood is established with landscaping and streets are finished so the area would be aesthetically more pleasing.

Overall, I would say the model home is going to be worth as much or more than surrounding homes.

As with anything, it probably depends on supply and demand.
If there are buyers lined up to buy the model home, then there will be no discount.

usually it has more upgrades...so no.
although the real estate market is pretty lousy so maybe...

It's been my experience that the model home is usually filled with upgrades, so that the whole develpment looks good. Many times it is sold right at the beginning complete with furniture and leased back. (it may be a bvargain at this point - if you love it|) If it is sold after development is finsihed, the prices have usually lincreased in that 2 year period of time and will be priced the same as last houses sold. (without the furniture)

Likely not. In fact, many times they are more expensive because the model homes are usually equipped with the hi-end stuff.

depends on how long it took to sell out a development - if it takes a couple of years, the price might increase substantially from the first house sold to the last, so the model would probably be sold compared to the last house sold rather than the first

I think you should get a little discount. If not, have em throw in those fake plastic tvs, wicker furnature, and pictures n stuff.

No...you usually pay more because they add all the bells and whistles that you may not have chosen.

Possibly ... if there is wear and tear. But, realtors are smart enough to fix that and, in fact, most likely all along kept the model home in top shape for showing. Moreover, the model is usually located at a prime location in the developement. So, the model home may even be more expensive.

Yes. I visited many of them and everyone one of them was at a lower price because of the "second hand" by the realtors, by the developers and by the tons of people visiting it.
I advise you not to get one "IF" they want to sell it for the same price of the other ones where "no one" went through it and used it as office-home.
And also, if you get one, "check-in-great-details" every corner of the home; every electrical connection, gas lines, heat/air; etc... At times these homes are not totally finished up, just a "show" as a doll house would have. Clain everything that might need attention or just plain missing.
