OK so it means literally "subject to contract" - this means that another party has submitted a contract and the owners are presently reviewing the contract and waiting for all of the terms stated to come to be -i.e. financing or appraisal amount etc.

OK as for what you can do - They have it still on the market to let you know that they are eager to sell but don't get your hopes up. I have bought a few properties after the STC flag was flown - I just drew up a low ball offer and told the owners that hey if your other offer falls through this one is on the table till you tell me it's not - well after they mess around for a few months with the original contract not coming to fruition I end up getting a call and have them ask me if I still want to buy the place.

Usually I am able to purchase these properties for about 60 to 70 cents on the dollar when this comes about - the problem is you only have about a 7-10% possibility of the contract not going through.

Now some may say your tilting windmills but hey give it a whirl - you may just hit the windmill and get to kill a dragon this time - I have.

Subject to contract. i.e. someone has put in an acceptable offer but nothing has been signed yet, perhaps because the buyer has not got their finances sorted, or not sold their own property yet. The buyer may be waiting for the results of their survey.
