not in most states but what u can do is send them to collections and file an eviction even if they have moved out this will let other land lords knw they have problem paying and with the collection you can get back the money they owe you

If they owe you money, sue them. If you are unable to sue (moved out of state, etc) send to collections. Either way will put a black mark on their credit.

You have to be a membe of a credit bureau to report anything to them.

You can do something much better.

You can sue them in small claims court and get a judgement against them.

The judgement will show up on their credit report and is far more negative than a report that you would have made to the credit bureau.

If you had a written agreement/lease with the tenant, then yes, you can report it to all 3 credit bureaus:

You do not need a judgment to report unpaid rent per a contract. The tenant will be notified and have a chance to dispute the debt, however, unless they have a receipt for the rent owed, they will not get far.

Of course, you can sue in Small Claims court and get a judgment.

As a paralegal student I learned that you have grounds to sue. You could report them to the Better Business Bureau, but they will know that you mean business if you sue.

As a tenant they have a duty to pay their rent. Signing a lease is the same as signing a contract. You could sue them for breach of contract. As their landlord you had a duty to keep up with all of the maintenance on the premises. If you didn't keep up with your end of the bargain then you have no case.

However, if they just neglected to pay you, I would go after them for the money that is owed to you.

yes, but WHAT A HASSLE. sell it to a collection agency and let them handle it. you wont get all of your money so the agency can make a profit if they collect, but you will at least get part of it. You can also get a judgment against them,. but the state does nothing to collect except put it on their credit report, so unlikely you will see any money before it expires...unless you make note of the expiration and keep renewing it for years and years to come...LOL
