When applying for mortgage?
how do banks work out your annual income? i have three payslips. does it matter that it shows basic hours, extra hours and bonus hours separately? my emplyment contract states a minimum of 20 hours per week, but i have been consistently working more than 40. Do I need a letter confirming this or will my payslips be enough?

I was asked for my bank account details, which showed my salary,
also show a P60 , it will have your yearly earnings.
I also included payslips with overtime on it. They like to see all earnings,and potential earnings, i.e. , potential to work overtime.
Usually the bank will ask for a letter from your job, stating you are in full time employment, and what bonus entitlement or overtime is possible.
All they want to know is that you can afford to make the repayments, and you are, who you say you are.

all are different - some will use all of your basic and then take an average of your last three payslips for overtime add the overtime together and divide by three to get an average month and then multiply by eleven to get an annual figure. Eleven is used rather than twelve to allow for annual holiday when you would not be able to do extra hours. Some lenders offer self certification mortgages where you don't need to prove your income they will just accept what you tell them as correct. Hope this helps

they wont consider the extra 20 hour work. they will just see that u do 20 hours per week. this happened to me.

If you show full documentation, which is defined as two years of paystubs or W2s, then they will take the average monthly gross income. It doesn't matter how it breaks down so long as it's consistent for the last two years. Banks worry more about consistency than anything else. They want to know that the income will continue and repeat the past to ensure you'll have the funds to pay your mortgage each month.

if you can show a 2 year history of making more, then you can use that higher income. The lender will take that 2 years and divide by 24.

They normally want to see last 3 months of pay stubs to confirm the income you claim to have. If for the last 3 months you have worked for 40 hours, and if your W-2 shows corresponding amount, there is no problem. If you only started working extra hours recently, it may help to get the letter from the employer.

It depends on the lender. If you are in the UK i would seek out an independent mortgage adviser. Banks are not usually the best option and lenders have different policies. If you have been working 40 hours plus you shoudlnt have a problem getting the mortgage you want.

they will give a mortgage to anyone.
show them what you have, i doubt they will ask for more, ask your lender, or broker if they want something else, bet they wont.
just proof you work, 3 months pay stubs, they will look at the overall pay, and last years w2, dont think it would even matter if you made 8,000 last year,
to a bank, a mortgage loan=big bucks. they love intrest, and forclosing. so, show them what they have, we were getting a loan, jointly, like 2 borrowers, and they really didnt show proof of my work, because i dont get paystubs.
they said what they had was enough. wells fargo.

They will use your base income and average the OT, bonus etc with the previous yr.
