You can always ask for the terms you want. Make sure that the offer is specific that the money is for closing costs. I have seen deals almost fall through due to the seller not understanding that that was what the fees the real estate agent was talking about. He felt that the fees were in the inspections and repairs that the buyer wanted. |

Usually you offer more on the purchase price than you would if you did not want closing costs.
For example: home selling for 110,000 - if you don't want closing costs - you may offer 105,000. But if you want closing costs you would offer 108,000 with 2500 to close.

Absolutely. I would also ask them to pay for your prepaids (inspection, etc).
The worst they can do is counter offer. Generally, if you are asking the seller to pay for your closing costs, you want to offer a bit higher than you would otherwise.
I would highly suggest getting your financing in order BEFORE you make an offer. That way, the lender(s) can give you a Good Faith Estimate on things like monthly payment (just give them your price range), closing costs, interest rate, and more. |
