In many areas of the country houses were over built. There is a large inventory of homes that needs to be absorbed before the market will rebound.
In many areas of the country that could take a few years.
In some areas of the country the market is still quite active.
For example in Cupertino California where I own a number of rental houses the market is still very active. Houses are sold quite readily at prices higher than recent comparable sales.
I think that one of the reasons for that is that the employers in the Cupertino area are doing quite well financially and are bringing in employees from other parts of the country.
This creates demand for houses. Also Cupertino was built out many years ago so there is no excess inventory. Another factor is that Cupertino schools are very highly rated. That also creates a substantial demand for houses.
The Central Valley of California in particular appears to be overbuilt for the amount of people looking to buy houses. The prices in the Central Valley are depressed and will stay that way until the excess inventory is absorbed.
That is true for many other parts of the country. |

When the gap between the cost of a mortgage and the cost of rent closes to a reasonable margin. This will occur as rents rise and as properties depreciate.
There are plenty of places in the country where the real estate market never tanked, and won't. There are places where it's dropped dramatically and will continue doing so for years (perhaps until 2011).
The answer? It depends on where you are. |

It will rebound when one can buy a decent house in a good neighbourhood for 3 times average salary. This might be in 3 or so years after a large devaluation of the pound and dollar (due to cutting interest rates) and then with the devalued currencies jobs will be more competitive so once again the economy will be on a firm footing. Do you remember 2001, then house prices rose due to lower interst rates, now they are so high even low interest rates will only enable people to pay interest not to finance another boom. So the currencies must devalue then US and UK houses will becompetitively priced again vis a vis the rest of the world. |

I don't think that it will rebound until late 2008, but even then it will be a gradual rebound.
One of the reasons that the real estate market was so hot, was that credit was being given to people that really could afford to make the payments, ie. more houses were being sold than should have been. Banks will begin to offer credit again, but they will very likely be seeking people who are more solvent. |

Depends on the area...
I think Seattle and surrounding areas will rebound Spring of 2008.
In this area, only homes over $400k were really impacted by the slow market. Right now, the holidays are keeping the market slow, but once the sun returns and people are no longer hesitant to buy, there will be great bargains out there this spring.
There are several homes in the area we're looking in that have been on the market for 6m or more and HAVE to sell. We're planning on starting an earnest search in February.
Luckily for us, we own a home that's still considered a first time home buyer home and hopefully it'll sell easily consider the upgrades we've made. |

From 1988-2000 (12 years)real estate went up 2-3% ANNUALIZED
From 2000-2005 real estate doubled.
From the top of 2005 add 12 years for a 1-2% ANNUALIZED RETURN.
From 2017-2022 it will most likely double again.
