I am renting a property and the landlord advertised and agree that the property would have a backyard. Now he says he is not sure what the final outcome will be. Also, I found out that he needs to stay on utilities so that it seems it is his primary residence because that is what he promised his lender. I rented this property with option to buy and now without the backyard, I do not want to purchase the property.

A good example of a vague question with no info and details.

The only answer is a general answer: Every contract is different, go to a lawyer, tell him the circumstances and show him the contract, and he will tell you if the contract is invalid and if so, when.

K_Alexandra is correct and I am adding that if any part of the contract is in violation of the landlord tenant laws of the state, at least that protion of it will be invalid.

there are numerous things that can make a contract invalid.

lack of signatures, forged signatures, wording of the contract...

contracts can be breached by not meeting deadlines, one party may refuse to abide by the contract...

it really depends on the situation.

I think we need more information in order to answer your question.

Contracts can be invalid if the signer is under the age of 18, if the contract attempts to take away a right that is guaranteed by law or if the contract is illegal (ex. a contract to kill someone). A contract can also be invalid if it contains errors or contradictions.

If you are asking about a real estate contract, in California they are invalid if one of the parties signs under duress (is forced to sign), or is signed by someone under the age of 18 who is not emancipated, or if it is not ratified within the proper timeframe (there is a deadline in which to respond to an offer).
