Everybody buys when the stock market is high and sells when the stock market is low. It is stupid but that is human nature. When the market is going higher every day people are excited and buy. When it is going lower every day people are depressed and don't buy but actually sell.
This happens in Real Estate also. If your local market is slow right now then you should be able to buy a great house at a great price and still get good interest rates! If you wait and the prices start back up that will excite the sellers and they will be much harder to negotiate with. The interest rates may also be higher and that will drastically increase your cost of ownership.
So I vote that you get out their and see if you can find a house your really like and a price you think is good-if so then buy now! |

Hello,
I'm a Realtor out here in California and although prices have dropped a bit, in my opinion, it's always better to purchase when it's a buyer's market such as today. You can get a great deal on a house or piece of land and probably won't have to compete with any other buyers for it. Sellers right now are also more flexible not only in price, but may even go for paying your closing costs or giving an allowance for repairs. For the most part, everything is negotiable right now and there are some awesome properties out there!

Flamingojohn is correct. The market fluctuates, so if you buy when prices are down, you'll reap the benefits later when your appraised values goes up, especially if you decide to sell your property. |

When prices are dropping, it's hard to determine exactly when the prices will start going the other way. As long as you plan on holding on to it for a while, you can buy while the market is going down.
A better solution is to find a property seller that needs to sell and has some equity. If the home is vacant that is a sign that they could be making two mortgage payments and may be willing to make a deal to get the second mortgage off thier hands. |

The best time to buy a house is in the winter months. October, November, December when prices are at their lowest. No one wants to buy a house when prices are rising but that is usually what ends up happening.
The forecast for home sales in Nevada say that prices will continue to drop through the 1st quarter of 2008. Cali can't be that different. So don't rush out and buy the first house you see, and always make you first offer less then the list price |
