When is the best time to sell a home ?
I have a renter that is moving out in Dec.I could talk them into staying till April if I lower the rent a little bit. My house is in Atlanta. I have 40-50,000 in equity in the house and the house has a new roof and has one of the better lots in the subdivision ( on the lake) in the cul de sac.

About two to three years ago. With all the foreclosures hitting the market, it will be a couple of years before home owners can even get market value.

It depends on the market. Here in Illinois it is down and their are a lot more people selling than buy. Many foreclosures and second mortgages here. I would say check with a Realtor and if they are honest they can give you a general idea of when the time is right. I know in the spring is good here but then I do not know what your housing market is like.

You have a house on the lake, which is a GOOD location. If I was in your situation, I'd try to keep renting it out for another 3-4 years (hopefully the prices will start going up by then.)
If you cannot afford to keep it that long, keep it at least till spring and sell then (right now, close to the end of the year it's not a good time to sell.)

It could depend on a number of factors, but I would lower the rent and have them stay until April. Then you will have income during that time up until the summer. Many houses sell during the summer months since families usually prefer to move when their kids are out of school for the summer.

Prices are dropping so you may not want to wait to put it on the market.

But in many areas, March is a good time to list a home for sale. That way you have a good chance to being moved out and into a new home before kids start school in the fall.

You could put it on the market with the tenants still living there. I would try to get them to stay and put the home on the market in March.
