Decide what's most important to you: low cost, how a place looks, a quiet neighborhood, or other priorities.

Figure out how much you can afford to spend on rent and utilities, and find a place that's within your budget. The power company can usually tell you how much an average bill will be for the place.

Look for a good landlord. Is the person who owns the house friendly and on time for your appointment to see the place? Can he/she do his/her own repairs, or call in a dependable repairperson on short notice? Is he/she planning to sell the place and make a profit on it, or is it a property he/she plans to keep?

What are the landlord's expectations of tenants? If you have pets, are those allowed? How often will the person stop by to see the property?

Are the appliances fairly new, or on their last legs? Does the place look like it's been well-maintained? Are there enough electrical outlets, phone jacks, and light fixtures to meet your needs? How about the closets and storage areas?

You might want to avoid real estate companies as landlords; depending on the company, they can be less attentive.

Take a look at the neighborhood. Is the area quiet? Does it show up in the paper's crime section often? Is it close to a grocery store and bank that you use? What's the parking situation like in the area?

Try to meet at least one neighbor before making a commitment. He/she may be able to fill you in on the home's history and the landlord's reputation.

First off, check around and find out how much is too much and how much is a good deal. You can always try talking the leaser down in price too.

- Do you want a house or an apartment/condo? Apartments will normally cost less, but you have to live near other people. Houses cost more in utilities.

- Find out if the leaser pays the utilities and factors that into the rent or if you have to pay all the utilities.

- Look to see how long the lease agreement will be (normally from six months to one year or so).

- See how many bedrooms/bathrooms it has compared to how many you need.

- If you have pets, make sure they allow them.

- Do you have to care for the lawn? That can be a deciding factor for some people.

- How about the neighbors? Are they filthy and loud? You wouldn't want to sign a year lease and live next to the Osbournes! (unless you like that sort of thing) lol

- Some houses/apartments don't allow you to sub-lease. In other words, you can have other people (your family, for instance) live with you (up to how many occupants they allow), but you can't have other people live with you and pay you rent. If you're wanting roommates, be careful with this.

Good neighborhood(especially if you have kids), good location close to work, schools, stores or malls, comfortable living space, nice landlords, etc... It all depends on you and what you want and how much you are willing to pay. :o)

I think a two way lease is the best way to go. You take a look at the owners lease and ask questions when you have concerns. Then before closing the deal if you feel you had any questions that were not completely answered include in your

This is just an example of what you need to think of when renting a house. You should also patrol interested areas at night, weekends and when the weather is warm to see the real neighborhood atmosphere. I take a look at the neighbors lawns and the alleys to see how they care for the community.

Drive around beware of being to close to trains and other loud activities. When choosing a home you are looking for peace of mind. Your home should be your sanctuary of comfort.

I think lastly but most important::make sure the home is secure,check the window locks,door jams,all exterior doors and entry ways to your new residence. Take a look into the distance of your emergency response units. Fire Depts. and Police: remember life happens.

you're looking to take a picture of every room..and outside of the home. if there are damages...make sure to take pictures of that also.

make sure to include the landlord in one of the pictures.

Look for the area is it close to work family what kinda people live in the neighborhood and if you have children check the sex offenders registry to see if any are in the area. Look the house over in and out for problems broken stuff ect. And when you finally sign that lease take pictures or videos of the place right before you move in so you have proof of the condition the place was in to protect you so you receive your security deposit back when you move out.

I agree with Carolina re: taking pictures, inside and out - or get a generic form that you and Landlord can check off as you inspect the house, for any existing damage - just like when you rent a car.

Also, have it in writing who is responsible for maintenance, repairs? You or landlord? E.g. the commode might get stopped up a week after you move in; in all probability, the problem was building up over time, and caused by previous occupants - should not be your responsibility, out of your funds, to repair it. Who mows the lawn, trims shrubs, etc?

Best advice - look over a standard lease form (can surely find on line), before you sign anything. Pet clauses, number of occupants allowed - all of those things are important. Good luck....
