I am conducting some market research. I would like to know if a floor plan layout would help sell a house. If you have looked through estate agent websites before, did you see any with floor plan layouts, were they useful? Take a look at rentals, too... First, I was looking for an apartment in another town about 90 miles away from where I was living. It wasn't practical to drive that distance over and over again to scope out my prospects. I eventually moved into a place that provided fairly accurate floorplans. It was especially useful in determining whether or not my furniture would fit - a major concern in my case.
Next, we moved across country and decided we needed to buy a house. We didn't have an opportunity to physically see many houses at all. I began my search on line at realtor.com and after the basics (how many bedrooms, baths, etc) I sorted the prospects by those who had photos or virtual tours and those who did not, focusing my attention on those with photos and tours. Then, I had to do my best to remember room layouts and used furniture.com to diagram the floorplans myself to make sure my furnishings fit. Would have been so much easier if the realtor had floorplans.

It showed (for example) how the bathroom could only be reached via the kitchen, how 'Bedroom' 3, was, in fact, only accessible via Bedroom 1 ... and helped reveal actual sizes of the fish-eye lens photo lies of the tiny bathroom, kitchen and garden ... |

Floor plans are not very useful to most people. I have owned two homes and they both sold by their aesthetic appeal rather than floor plans (my current home has a very poor floor plan but the feel of it is good) A floor plan may make some people shy away from looking at a place that they would otherwise fall in love with. |

Floor plans are very useful, if u r serious buyers, as it illustrates the entire layout. and u can make at least 25 % of ur consent on basis of it. |

Yes, I think they should be mandatory. When you leave a property having viewed it it would serve as an aide-memoir, as well as helping with planning furnishings/carpets etc.
I have so far only seen them on new builds. |

Yes. Photos of houses are always a plus, but having a floor plan to see the dimensions of a room will help you decide whether or not furniture will fit in key places, etc.
Imagine having an expensive entertainment center only to find out it doesn't fit on that living room wall. Is the garage long enough to park your truck in? Does the house flow or is it chopped up? Pictures are good, but floor plans answer questions. |

Well Yes. It is better than none. They are helpful because they give you a feel of the house, details, pictures and a floorplan. This is one good way you can see the layout of the house without having to have a viewing round the property. They must be helpful to the majority of people otherwise estate agents wouldn't waste there time doing it. |

When you first get the details from the estate agent, floor plans are helpful but you can't beat actually going around a house to get the feel of it. So, I don't think floor plans sell houses as such but a lot of people do buy before they are built so maybe they do. Have I confused you? I've confused myself! Haha! |

Not everyone could read a floor plan, but for some it would be a good idea. When I bought my present bungalow, which was new build, I had floor plans and it was a godsend, because with all the measurements, I could plan in advance where all the furniture etc. was going. |

I am a Realtor. I wouldn't use a floorplan on any marketing outside the home. The reason being you are more likely to prevent a showing than encourage one. For example, someone might say, there isn't a full bath on the main level, or the kitchen is too close to the master bedroom. Someone isn't going to see a floorplan and want to see the house. |
