You can go as low as you feel its worth.I would start low as you can always go higher but cant go down. £165,995 Then go up if they say no.Just keep going up a bit at a time. |

Start with 5.0% and work your way up... Sellers usually inflate the asking price because they know buyers will try to negotiate. |

If this new build is part of a development, as opposed to being just one house, then contrary to what everyone else has said you actually have a very good chance of being able to negotiate. The reason being that the developer needs to start generating money for their next development - they can't afford to take the chance that they'll finish all these houses and then not be able to shift them for several months. Of course, this doesn't apply if they've already sold several of the homes, but if you're the first or second in then the odds are definitely in your favour.
Sometimes you can manage as much as 10% off the asking price, so it's likely that you could get it for £190,000ish - so it's up to you whether you want to make that your first offer, or go even lower than that in case they don't accept first time. |

you're unlikely to get a new build for less than the asking price. Better to offer the guide price, but put conditions on it like the fitted white goods in the kitchen, the garden fenced and turfed, that sort of thing. |

try £200,000 they may say yes, but as it is a new build they probably won't go too much below the asking price, however they do allow you to choose flooring, tiles, etc |

Depends how many they have reserved (probably got yellow dots on lots) don't be fooled - they aren't anywhere near sold! Also depends what position you are in ie. do you have anything to sell. If you don't, then you need to take into account the deals they are offering eg part ex, agents fees paid etc. and offer accordingly. They will tell you they have other people waiting for the one you're interested in, if the development is nearing completion or only just begun, they will be keen to get some 'red' exchanged dots on the plan! I'd try 199,950,or slightly less, if you aren't going to have any choices re. tiles, kitchen etc. |

When I purchased my first house I gave an offer of original price + 6% for each year it had been built. (only 4 years old). They rejected it on a Monday,on Friday added £2k on and made the offer to the estate agent and he came back saying they only needed an extra £1k and they accepted!
So estate agent lost money on selling the house to me.
I suggest you find out how much the sellers paid for it and work from there - try http://www.rightmove.co.uk/soldprices.rsp
