They generally only go by W-2's, but certain loan programs require a form 4506-T, which makes it so they can actually pull a copy of your Taxes from last year when the loan closes. Check with you mortgage broker, or if that doesn't work out, and they have to do that with the company you are working with right now, check these guys out, they don't require that stuff:

I have always had to produce 2 years of tax records. But, I have always had either 100% self employment or additional income (stocks mostly) when I did have a full time job. |

Actually, yes.
A lender will check your credit history, your current outstanding debt (to see if you can afford the mortgage- ability to pay), your employment history (they will do a VOE- verification of employment). they want to see last 2 to 4 pay period pay stubs.
They can ask for a copy of last 2 years tax returns (with W-2's). If you are self employed or an employee will determine how many years they want to see. |

If you are self employed, commission based, or a 1099 employee we require 2 years full tax returns. If you are a regular W'2 employee working for a company for a set wage, we just require 2 years W'2's & 2 of your most recent paystubs. |

No, they only look at your current financial picture. So my advise #1 don't give notice at work if you in the middle of buying a home, #2 don't go out and charge a bunch of stuff for the new home before you close, #3 don't file for divorce while in the middle of buying a home. |

If I remember correctly, they do need to see a copy of your actual complete tax return, not just the W2s. (It's been several years since we bought, though, so I could be wrong.)
I don't know what you mean when you ask if they'd want to know "how" you filed. Do you mean they want to know if you filed married or single, that type of thing? I can't imagine that would make any difference to them. |
