When renting out your home, can the tenants switch all utilities to their name?
we're in los angeles, and instead of billing the tenants, i'd rather they switched everything over to their name. power, water, trash, gas, tv, phone--everything. can that be done or do i need to keep it in my name since i'm the owner?

Yes!!! Don't EVER leave utilities in your name or it'll be your bill

You would have to do it, not the tenant since it is your name on the accounts. They would not be able to do it for security reasons. And yes you should definitely do it. You should just disconnect the phone and cable though. Those are optional and the tenant can choose whether to have them connected.

when you rent out your home, you SHOULD have them switch all the utilities under their own name. That keeps you protected, in the event that they don't pay, it won't be in your credit records, but in theirs.

In general it’s a very prudent thing for landlord’s to require the tenant to switch all utilities into their names, that said, certain utilities such as water/trash they may not allow the transfer or if they do they will place a lien against your property if the tenant does not pay, for those its sometimes better to keep them in your name and properly incorporate the expense into the rent

Of course they can put it in their name. That's preferable, because if it's in your name, your credit gets ruined if they don't pay it (or, you end up paying it whether they're reimbursing you or not - yuck!)

The industry standard when renting your home is that all utilities be in the name of the renter, not the landlord. As stated by many before me, you will not be liable for the expenses they incur and all financial activity will be reflected on their credit reports, not yours!

I am a licenced Realtor in NJ. But as a landlord in any state..you should ALWAYS get your tenants to switch all utilities into their own names!

You have to put everything in black and white and with signatures. It is good to have legal representation.

What does the lease say?
If tenants are responsible for paying utilities, get them in their name ASAP. You don't want to be responsible fo their bills. Call the utilities NOW.
