It's ok but you have to be more careful what you say. There are benefits to both sides if they use the same agent. For the seller, the agent may give a discount from the normal commission if they don't have to split it with another agent. In my city, the usual commission is 5% - 2.5% for each agent, but you can negotiate 4% if one agent gets the full commission. For the buyer, sometimes you can get a lower price because of the commission discount. Also, the agent may be more motivated and convincing for the seller to accept your offer. But you have to watch what you say to the agent. If you offer $90,000, don't tell the agent that it's only your first offer and your top price is $100,000 - They are obligated to pass info like that along to the seller.

How can one Realtor get the best deal possible for both of those clients?

It's better to have your own agent but this happens all the time. The realtor is required to disclose he's representing both parties, however, because it is a conflict of interest.

Personally, I don't do this. I've bought and sold a lot of homes and I want an agent whose loyalty isn't divided. That doesn't mean it can't work and, in fact, an agent representing both parties isn't all that uncommon. I just feel more comfortable having my own agent. After all, it doesn't cost any more or less that way.

If that was to happen, then the realtor would not have your best interests in mind. I have never heard of that happening & to me it is neither ethical nor is it professional.

SURE, let them have split loyalties. Why demand an agent loyal only to you? They are interested in bottom line, getting sale through, as that's when they get paid, and they don't care how much seller has to come down. . . .or buyer up. . . . .

Dual representation is illegal in some states. It is not advisable in any case.
You will be giving confidential information to the agent and how do you know that the agent is not sharing that info with the potential buyer? And if their not, are they serving the best interest of that client?
The agent is more interested in receiving the full commission than the best interests of his clients.

It is ok as long as you retain a real estate attorney to review and protect YOUR rights etc ....

Depending on your state laws if this acceptable. I have been a dual agent as long as everyone accepts this. If this makes you feel unconfortable you can request that the broker keep their eye on this transaction very close or request that the broker take over the file. It all depends if you are authorizing a dual agency in your sale of your home.
