When should I tell my landlord about damages to carpet?
It was my birthday yesterday (yay me!) and my girlfriend took off work to surprise me. As soon as I walked in the door, she came out of my bedroom with a beautiful cake singing happy birthday. It was adorable, great, you get the picture. Unfortunately, when she walked out of my room a candle had fallen on the carpet and caught fire!!! There's a sizeable hole in the carpet (a deep one, you can see blue stuff/padding/whatever you wanna call it.)

I was not charged a security deposit.... not sure what to do. Obviously, like anyone, I'm not trying to pay money unless I absolutely have to.

So, I've got 2 big questions...
1) Since I was not charged a security deposit, do I have to pay for damages?

2) Should I tell the landlord about this immediately, wait until I move out, or don't bother at all?

Would love to hear answers from people who work for a large realty company. My apartment complex often rents to college students.

No I do not have renter's insurance, so please spare the comments about it!

One time I found a spot in the closet that no one would notice and I cut a piece the size of the hole and I glues it into the hole and combed it to combine it. It worked for me.

I would hate to be in your place.
I would tell them right away, but you will have to pay for the damages since they dont have your deposit.
At the end you will be getting charged for it.

the right thing to do would be to replace the carpet. But it sounds like you want to just squeak out of it at no expence to you when you are responsible for it.
so I would say
1) yes you have to pay for it you/gf did the damage
2) tell him right away maybe he has a bit of the carpent and he's willing to go with a patch job he'll let you do it.
It doesn't matter that complex often rents to college students you are still responsible for the damage.

Accidents happen. Landlords expect it. However, you need to call asap and take your chances at the reaction. It is called being a responsible adult. Most people act like weasles so your landlord will probably be pleasantly surprise with your integrity and honesty. As a parent I know I am less upset if my child expresses sincere remorse and tells me what happened when there is an accident rather than try to hide it and hope I don't notice. Good luck!

fess up to the damage, it will be inexpensive to fix or repair and you will be saving face.

I;m more shocked that a large realty management company would rent an apartment out WITHOUT a security deposit. where do you live?

A security deposit is just the renter holding your money to pay for any damages that may have occured when you were staying at the apartment/house whatever. You are liable for the damages and should tell your landlord soon.

Just because you weren't charged a security deposit doesn't mean you don't have an obligation to pay for the damages. Call it "ethics" or "morals" you have to do what's right.

As for question #2, yes, you should tell your landlord immediately so they can take care of the repair.

I would go ahead and be up front about it and say you will do whatever it takes to fix it, it will look better on you and they might cut you a deal. Be a good renter bc your next landlord might call this one to check on how you were. Good Luck : )

Don't screw the landlord over, it WILL come back to haunt you in the future.

In my time as a landlady, I will tell you the honest sincere "We screwed up" will get you WAY further than trying to hide it. It really probably can be patched from the closet. My leases say the tenant has to pay the first $50 of any repair. This prevents them from flushing tampons and throwing peach pits down the disposal. The ones who call and ADMIT what they did-had an accident-I have NEVER made them pay. Attitude matters!

Of course, I always had a one-month security deposit!

P.S. The fact that a "multi-million" dollar corporation is your landlord DOES NOT make it OK for you to be a jerk. They will be faster to report you to a credit bureau and tell future potential landlords that you are a jerk.

depending on how big it is.. you may want to have a good carpet person come in and put a piece of matching carpet out of the back of a closet to patch the hole. The patches, if done correctly, are almost invisible. Then as far as the piece in the closet goes... again depending on the size of the hole... the carpet may be able to be stretched back out to the edge of the wall and that certainly will not be noticed.

Was the carpet new when you moved in?

If the carpet was old when you moved in and you live there for several years - then you may get lucky and the landlord take the approach that the carpet had to be replaced any way when you move out and not charge you.

But it can't hurt to go ahead and let them know about the damage now. It helps to keep the relationship with the leasing office (the corporate representative) more friendly and better odds the landlord will cut you a break when you move out.

I think you should call and see what it would take to replace the piece of carpet that was ruined and not tell the landlord, just replace it yourself, I am sure it probably isn't that much.

The multi-million dollar corporation that you rent from has the legal right to charge you whatever the cost is to repair the damaged caused by you, your guests, visitors or invitees.

It does not matter that you did not pay a security deposit. You can be billed for the damages and if you do not pay, you can be sued.

You are obligated per your lease and the landlord/tenant laws of your state to inform the landlord of the damage.

Regardless of when you tell the landlord, you are still liable for the cost.

In some states, the landlord has no obligation to repair tenant caused damages while the tenant is still in possession of the premises.
