the question implies that you are not happy about the results, but is this the realtors actions, or the market place.
One suggestion that I tell all my clients and my agents as well, if you are ever unhappy with the current service or are unsure about what is going on, call your agent and or his/her managing broker and ask for a meeting at the real estate office.
This will allow you to ask pointed questions with the agent and the company representative and most likely the most senior person in the agency to assess the situation and service and determine if this is a matter of market conditions or poor service by one agent in the company or something else.
If after this meeting you are still nmot happy with the service you are receiving, I would recommend that you write your concerns out and send them to both the agency as well as the the local real estate board, they are very concerned that all the rules and regulations are followed and are able to step in if there are any breaches of conduct, ethics or otherwise.
If this is a cse of the market going sour and your agent not properly communication with you, then the first 2 steps will likely sove the issue of poor communication, however none of this will fix a bad market,
If the market has stalled and or is dropping, the only way to get real action is to leapfrog with your rpice to a level below what the market is doing, because otherwise you will forever chase the market down, and no buyer will buy the highest priced home in a declining market.
If you do not need to sell, stop selling, and accept the reality of the reduced value and be comforted with the knowledge that over the next few years things will get better and values always rebound, to well beyond the last highest value.
If you have to move but can't sell, because of amrket condition, you can help the market a bit by becoming more creative with assiting buyer to buy yours over all the other homes,
A few examples are
offer a discount on the interest rates
a bonus on the buyers agent commission
offer the home as a rent to own
offer to pay the buyers inspection or legal fees

What has the feedback been? If the feedback it is overpriced -then you are overpriced. No showings means the market is slow or your are over priced or your agent is not really marketing your home.
Keep in mind the market sucks in pretty much in most of the states.

Do not renew your contract with this realtor. The market is very soft at this time, you need someone who is aggressive and knows who to market your property. Some realtors think to put a sign and list on MLS the house will do it. Wrong! |

If you signed a exclusive right to sell contract, you can't do anything until it expires. BUT, you can question your realtors actions and speak with their broker if you have concerns. |

Why wouldn't your realtor try to sell your home? He or she is spending money/time to market and show your home and doesn't get a paycheck until your home sells.
The market is slow. Speak with your realtor about why he or she thinks there is not more interest in your property. Come up with a plan together about what can be done to spark more interest. |

When your contract with them is coming up for renewal is when you can change realtors. If you go ahead with another one before the selling period is up you're going to owe them some money. |

You should be able to change realtors once your contract expires. There may be a grace period though if someone who was interested when your realtor had it listed. |

actualy, funny you just asked this question. my news about an hour ago just stated that this is the slowest year in about 45 years to have sold/bought a house. some 2.3 million homes are for sale right now and only a third are estimated to be sold at the end of this year. they also said it will take an average home to be sold in about 11 months the way sells are going this year. |
