I went through a lender. Just don't go right up to your budget.
Make sure you get a recommended inspector, my house was inspected my a complete moron, i found so many things wrong after i had already brought my house. Take an attorney to the closing, which is what i did. Look for a house with double glazed windows, there are still a lot of houses with old windows which lets in a ton of draft in the winter.

If you have a basement, find out if the house is in a flood zone.

think about what area you like. walk around it at night. see if you still like it.
research schools if you have kids or want kids.
yahoo real estate can help you with schools, prices, and more.
then go to a website like longandfoster.com or some other place you can search the multiple listing service for free and put in the area, how many bed rooms you want, and see what the prices are.

you can find out how much you can afford, how much monthly mayments will be, etc. for insurance usually 80 a month is good. keep in mind closing costs, for 300,000 home the closing costs are about 12,000. thats $$ you have to have when you settle. you downpayment should be between 10 and 20 percent. you cant get a govt loan if you put down more than 20 percent. if you put less than 10, they wont usually loan to you because they dont think you are invested in the house.

If you have never purchased a home then by all means go to a Banker, not loan co's, and discuss the ramafications with him. You will be glad you did. Make sure you have the dollars to put aside for such an investment. God Bless

go to the first time home buyer in your community they give you a good deal.


Two peas in a pod
Go first to a realtor, they can refer you to the right lender. The lender usually has realtors they work with but the agent has several lenders. Your realtor will help with every aspect.

If you have received recommendations from friends or family members on a lender, lender first. If you don't know or don't have any, Realtor first. Your Realtor can recommend a thorough, meticulous lender that will make the process painless for you.

how much you have to put down. Location you want ,type of house you are looking to by ie. basement-dry, 3-4 bedrooms garage, lot size,ranch or 2-3 story, then start with an agent once you found your house you need to have it inspected by a home inspector,cheap investment,trust me...goood luck
