luckgirl924 | When will housing prices bottom out in So. California? |
We are looking to buy a home soon. Some say buy now, some say wait 6 months until the market bottoms out and prices will be rock bottom. Any statistics or opinions on this? |

Watch DataQuick, they are about the most accurate in tracking prices, sales and turn around. They are saying right now that it won't be until second quarter 2009 until we reach what they feel is the bottom of this market. The reasons are quite simple. First of all mortgage rates are still not coming down which means we will have more re-set potentially causing more foreclosures unless a moratorium on foreclosures becomes practice. In addition, property taxes are due on December 10th and again in April. Many more home owners will not be able to afford them and rather than paying the interest and penalties for homes that are upside down, we will see those homes come on the market. That will have the unintended consequences of reducing market prices further as the supply increases. |

As long as companies are still laying off and people are losing jobs, there will be MORE houses coming to the market and FEWER buyers qualified to buy one. Watch the DOW. When the market is up for 3-4 months in a row then I would consider it. |

Opinions and guesses, that is all you will get. Nobody knows the real answer because nobody has a time machine.
Buy when the prices work for you, and then don't worry about the 'value' of the house.
A home is a place to live and raise a family. If you're buying for that purpose, the absolute rock bottom is not important, as long as the home works for you.
If you're buying as a speculative investment, take your best guess, you'll either be right or wrong.
