When you are house shopping?
Some real estate agents (and all the tv shows) say home staging is necessary to sell a home. That's where only the minimum items are kept and towels are folded into perfect piles in the closets.

Some agents say that as long as the home is neat and clean, that you still need to live there and keep the items you need, that people can see around this.

Of course option #1 is ideal, but I have 2 babies and a big dog and a husband that plays hockey (large stinky equipment bag) and I am not sure how to manage staging my home to sell.

If it's necessary to get rid of the toys in the finished basement I will, but if they are neatly shelved and lined up against the wall, does that bother you? Does it bother you to see a clean high chair in the corner of the dining room? Does it bother you to see an exersaucer tucked under the buffet? Does it bother you when things are babyproofed, like seeing an open stair gate?

i know this is a very difficult challenge for a mom with small babies. of all the things you mentioned, the only one that would bother me is the exersaucer tucked under the buffet. it gives the impression of "not enough room." the stinky hockey bag has to stay in the garage. other than that, you have no choice. you have to live your life while selling your home. althought option #1 is ideal, as you mentioned, it is not practical for you right now.

relax. you are where you are. you cannot change it, so keep things neat, and don't let this time in your life make you miserable. your 2 babies and their little needs are far more important than trying to stress over a house being perfectly staged. best wishes.

I am addicted to those darned home shows on HGTV and I sometimes think they go WAY over the top at what they recommend to do with toys and ones own day to day activity "stuff".

I understand the theory and agree with the neaten up aspect but I think it silly to get all bent out of shape and reject a prospective home because little Johnny had a toy in the middle of the family room floor.

Lived in houses aren't a bother. It's the nasty, uncared for houses that are. It's almost impossible for people with families to "stage" per advice given by "the experts". Go ahead and keep your pics on the wall, your toys in their containers, your high chair out, etc...... Overall cleanliness and repair is what's important. Just make sure things are neatly put away and there's no doggy poo in the floor before an appointment arrives. Don't knock yourself out trying to pass the white glove inspection. I assure you, people don't check. I never once checked for dust on the mantle in the 9 yrs I showed houses!

DON'T go to the time and expense of repainting every room, replacing every carpet, etc either! 9 out of 10 people repaint, re-carpet, etc after they move in. One time, we had a client who had extensively remodeled their home within 6 months of selling. The buyer COMPLETELY gutted the house. The sellers were just sick-$20k in remodel down the drain.....

It simply needs to be clean and neat. The less clutter the better, but most people house shopping like to see how a space can be utilized. It often gives them ideas on how they might be able to use or change the space for their own use. An empty house isn't an easy sell. A few toys laying around will seem homey, just not so much prospective buyers would trip over them or that the house looks cluttered (i.e., not enough space, too small).

The most important thing is the condition of the home, not how much stuff you have. The home should be kept clean at all times of course, but as long as it can be seen by a buyer you should be o.k. Anything you can do to declutter will be to your advantage, however. I would also recommend leaving the "large stinky equipment bag" in a garage or storage building/room instead of in the living area if possible.

Remember that the main goal is to sell your home, and every decision you make should take that into consideration. The reason you would want to declutter as much as possible is so that potential buyers can come in and visualize all of their stuff fitting into your home. You don't want to give them the impression that your home is smaller than it is and they would have to squeeze their things in if they bought it. Showing that it can be baby proofed, however could be beneficial to a young couple with small children or looking for a home to start a family in.

I actually prefer to see a home that has those personal touches. It lets me know how "livable" the house really is. Is there room for exercize equipment, high chairs, or whatever? I think most people understand things like that. Just make sure it's clean (no unpleasant odors) and things are neatly stored. There's no need to get anal over it. Remember, this is a real home not a showplace.

All you really need to do is pack things away you don't *need* to reduce clutter and keep things tidy.

Declutter, depersonalize and clean.

Don't go over the top, unless your house is a sty, most potential buyers can look passed alot. Foul smells is not on of them, so the stinky hockey equipment bag is going to have to stay in the car. Make sure Fido isn't contributing to bad odors either. And keep the diaper pail clean.

Take the kids art off the fridge, if you are a photo fanatic, limit the number of family photos on the walls and such.
