Normally the land and house are sold together. The only other way I know would be if a person wanted to buy the house and move it to another location (which I have seen).

Most often it will. Your buyer’s agent will guide you through the particulars of each property.

Usually it is included with the house, unless they showed you a lot of acreage then I would ask. Don't feel dumb about asking, after all you are the one who's going to pay for it.

Yes, that property is yours. However, you still pay property taxes on it to the city and county you live in. But the government can put a claim of "eminent domain" on that property anytime they like, lets say if there's a proposal to run a freeway thru the area. So it really isn't yours to keep, per se.

There are some unusual circumstances in which the land and the structure might have different owners, but they're rare and the seller would make this clear to you before signing (I hope they would).

In the case of a leasehold, the seller retains ownership of the land and gives you a long term lease, generally 99 years. Usually a government entity owns the land, or it's on a lake or some other special circumstances. In some cases, a property owner in Manhattan may not own the air rights above his building, or a land owner in Texas may not own the mineral rights on his land, but you wouldn't just wander into this kind of situation.

If you looking at an existing home, you buy the whole works. Lenders will not lend money if they can't emcumber both the land and the structure.

The only time most people will run into buying separately would be if you bought a lot, then had an architect draw up plans and hire a general contractor to build it for you.

It would be a very unusual circumstance that you would purchase the house without the land, such as a mobile home. With normal houses the land comes with.

Unless otherwise specified, the sale includes whatever rights to the land that the seller had.

In many instances, others have prior rights to the land, in the form of easements, and mineral rights.

Occasionally, homes are built on leased land. When the lease terminates, ownership of the land, and home, revert back to the original lessor. There is a tract near where I live where 4 br homes are selling for $90,000, and market price in the general area is $350,000. The catch? The homes are on leased land, and the lease expires in five years. It's possible that the owner of the home could end up losing the home in five years.

All of these encumbrances to your full and complete ownership will be shown in your title report.

Depend on your title of the property, if you are buying a landed house that is land title, if you a buy a condo or apartment that is starta title that mean all owner share the same interest on th land.

You pay for both the land and the home that is on the land. They are calculated individually and combined to create the assessed value used for taxes and to help determine sales prices and loan amounts.

yes it most often includes the land,unless they have additional acreage available,then that would have to be purchased seperatly.but when a house is being sold the listing will disclose the amount of land included.
Since you are a newbie what you want to do is find a realator that will work for you - they are called a buyers agent
meaning they specifically work for you and not the seller

The price of the home includes the land too, unless specifically stated that it's not.

Land IS included in the house price if it's in the contract. Every house that I've ever looked at included the land. Good luck!
