NO. If they meet the typical terms of a rent agreement, when they confirm that they are leaving at the end of the lease, they do not have to pay the last month's rent because they paid it in advance. It's not the same thing as a security deposit, so it is not something you return. It's essentially the same thing if they leave before the lease is up, with the exception that a fee for breaking the lease is added, plus any additional month's rent that was agreed to upon their signing the lease.
A security deposit is returned, minus the expense of cleaning and repairs to the apartment, if the tenant has fulfilled his obligations to the lease. |

Depends on how you wrote your lease. Typically yes, although some standard lease agreements allow for the use of last month's rent when the tenant notifies you that they are leaving. That is, if they notify you on June 30 that they are leaving July 31, they might be able to tell you to keep the last month's rent for that period (6/20-7/1). Security deposits can be used to offset any damage beyond normal wear and tear and cleaning, and have to be returned after they move out. |

The FIRST is for the first months rent.
The LAST is for when they have given their 30 days notice, you have their final months rent already and don't have to worry about them skipping out and not paying it.

Only if you are all paid up for the month you are leaving. If you didnt pay for that month they have the right to take it, also if you ruined the apartment in anyway they can take it to fix it up. |

First you'd check the apartment for any damage depending on how long the party has lived there. If there is no damage than you have to return the rental deposit. If there is unreasonable damage than you can deduct the cost of the repairs. |
