Absolutely not. They are there just to market your property to more people than the average home owner could. They will also take a commission of the profit, so if you go without one, you'll save that money. Websites like isoldmyhouse.com work great and save you money. Don't go without a lawyer though at the paperwork phase. |

No, but you will sell it a lot faster if you do. If you sell it independently, you need to have a good marketing strategy and be available for showings. Then, you need to know how to do the contracts and the negotiating. My advice, get a realtor. |

no, this is called selling 'by owner.' You as the seller are usually required to provide an abstract of title (the preliminary information for issuance of a title policy to the buyers) and the seller's documents (such as a deed). It would be wise to consult with an attorney. The cost for a seller is usually minimal compared to the expense of something gone wrong. |

You don't HAVE to, but it's a good idea to. The reason is liability. If you sell the house yourself and screw up the paperwork somehow, it could come back to haunt you. |

NO, you only need a Realtor if you want to sell someone Else's property.

You will need a good contract,go to some of the real estate investor clubs,some have them,you need a sellers disclosure and a lead base paint form if built before 1978 and a good title company.
Most Title companies have R.E. attorneys that can look over your contract and they handle title insurance and the other details.
Great places to advertise is Craig's list, Zillow.com, do mailers in the neighborhood and run adds in your local paper.
Always consult with a R. E. attorney for professional advice. |

No. If you dont have a realtor, you will save on commission. If you have a realtor though, they work hard to sell your house for you, but some realtors make 5% or up on the selling price of your home. You also have a sign a contract with the realtor. So shop around. You may be better off selling it yourself. Try open houses. Advertise...get the word out. |

No but it's generally a good idea because a realtor will help sell your house faster. If you aren't in a hurry and can show your house then you could do it yourself. But it is a risk because you won't get the expertise and it could take a really long time to sell it. The realtor only makes money when the house sells.
If you do it yourself then you have to find out all the applicable information and probably hire a lawyer. You will need to learn the housing market. You will need to be available to show the home to interested parties. You will lose out on flexibility and time if you do it yourself. It depends on your needs and what your availability is. If you have the time and can educate yourself then I see no problem. It is a risk either way.
It seems to be less risky in general to hire a realtor. (a good one so interview a few) |

Of course not. If you can, try to sell it yourself, you'll save 5-6% in commission which could be $10K or more. But with the soft market right now, you're prob. better off using a realtor. |

No, you don't but they can be very helpfull. If you want to sell it yourself to save money then you probably want to still use a Help-U-Sell service to help you along. Their commission rate is lower and you do most of the work. I don't know if they provide a lockbox for your door because if you don't have one then you will have to be at your house to open it up for everyone that wants to see it. |
