When your late on rent?
I've been late on rent before maybe 4 times in the last 8 months. It's just that I get hit really bad sometimes at the end of the month either my car goes or what not. Anyways, It looks like I might be late again on the 1st, I hate calling and telling them I'm going to be late but I have no choice. I asked my mother for advice and she yelled at me and told me to pay rent on time. The thing is I'll be 5 days late and I'm willing to offer them more for being late, what should I do is being late too many times not a good idea, every time that I've been late has been at least 5 days.What should I do?

The first thing you need to pay each month is your rent. If you are paid weekly, put some of it aside, so you have it at the end of the month. The most important thing is a roof over your head, however, if you live in an area without public transportation, your car may be extremely important for work.

In MA, most leases that I have worked with, allow for a 5 day grace period. They may or may not charge a late fee. We usually send a 14 day notice to quit on the 10th of the month.

What does your lease allow for? Make sure you call your landlord to let them know that it is late but it is coming.

Legally, you are subject to late fees if your contract states it specifically. Some people will be more lenient on you, but the chances of that depend on whether it is a corporate-owned property or private-owned.

As for paying on time, the best thing you can do is to find a way to save the amount at least two weeks ahead of time. For instance, my paycheck is bi-weekly; I get one check every two weeks. My rent is due the 1st of every month. So, the first paycheck I get I save at least half if not all the cost of next month's rent before I spend it on anything else. Then, I balance what I have left with food and utilities, and whatever is left over goes into savings or leisure.

The best thing you can do is use some program to monitor your spending if you are affluent with it. I use Numbers, a program for Macs. Excel works great as well if you own an IBM based computer.

When my renters are going to be late with rent I appreciate them letting me know as soon as possible. This allows me time to readjust my payments. Believe it or not landlords have payments that need to be made on time. I think you need to adjust your priories. Having a roof over your head should come before fixing car. Unless you want to live in the car.
Apologize and sound sincere and try to be on time next month. Maybe a few days early.

You really need to pay on time. If your landlord isn't already charging you heavy late fees it's a miracle - most leases have a clause that they can charge you every time your rent is late. Consistent late payment is also considered grounds for eviction. Your mom is right to yell at you.

What you need to do is start setting rent aside through the month - it's your first priority and you need to treat it as such. Take money out of every paycheck and then don't touch it. If you get paid twice a month, take half the rent out of your first check and the rest out of the second. Start working on an emergency fund as well. Set aside ten or fifteen or twenty dollars out of every paycheck. That way when you have unexpected expenses you won't need to dip into the rent fund.

They have the right to assess late fees for late payments. Also, since you are establishing a pattern of late payments they MAY be able to take further action against you, but I would read your lease to see what it says about late payments and defaulting on the lease.

You should try to either get a credit card for emergencies, or (better option) put away around $500-1000 in an emergency fund. That way it is there when you need it. If your car is going out on you that often, you may want to try to find something a little more reliable. How much have you put into it recently, and how much would it cost to buy another one? Somehow you need to reorganize your finances so that you have the rent money ahead of time, not waiting for your next paycheck but using the paycheck that you got before the rent was due. If you have a good month with some overtime or an extra check, you can use that to get ahead in your finances.

YOU are not acting like a self-respecting responsible adult--which is why your mother yelled at you.
Your first obligation is to keep a roof over your head. You know you have rent due every month, and you are paying on time only half the time. This means this LL is getting tired of your late payments and excuses and will not give you a good reference when you move and the new LL calls. You do have a choice, many choices. You need to make a budget and set aside the money for your rent and your car payments and utilities as you know you have them every month. Paying your bills late, even 5 days late has negative impact on your credit rating. You need to reduce your other spending, stop overextending yourself.

Not much you can do. Keep communicating with your landlord. Most of us understand the poor state of the economy and will work with people. There should not be any major problems as long as you let them know what is going on. Legally they can evict you for being late all the time, but most landlords would rather have someone late than have the unit empty.

Every paycheck, pay yourself first; meaning put 200.00 into savings; normally put 10% away. It adds up fast. Surprised you weren't taught that.

Paying my rent late has never even been an option for me. I either pay it or don't have a home. I would be ashamed if I had to pay my rent late, but hey, that's just me.

I think your mother is kind of tired of the same old story. What other advise can she give you other than be more responsible.

We all have emergencies, but that's what a savings account is for. I do without so that when I really do need it, it's there. Especially in this economy.

And it's really true that all you have is your good name and your credit. Without those, you have no choices. Make a choice and be responsible. And if you say that you don't make that much where you work, find another job, or work two jobs, or go without. Our parents did. And so do we.
