House prices are currently decreasing and the market is stagnating. However, if you're looking to sell and then buy in reasonably similar areas, this doesn't really affect you - yes you'll get a lower price for your current home, but you'll pay less for your new home as well. The only problem is that you may take a long time to find a buyer for your house, and remember the whole time that it's on the market you'll have to keep it clean and tidy, which won't be easy with two small children!
One thing that I definitely would NOT do is sell your house and move into a rented property. With the current market so unstable, you have no idea what the repercussions of this will be. It could be that prices will go right up again, meaning that you will not be able to afford any home at all. If you are selling now, buy another house straight away.
I would be wary about what improvements you are making to the property, when you say that "the area isn't the best". Be aware that if it's in a not so nice area, the value of the house is limited - no matter what improvements you make, it may not be worth that much more. You may even find that the value doesn't even increase enough to cover the improvements that you made. So if you plan to move now, then don't do anything to it at all.
But that said, if you now decide that you are going to live there for another, say, 18 months, and you think "I can't possibly go 18 months without double glazing" then go for it. Improvements to your own home are always worth it.
Edit: I would be a bit wary about what kind of advice you're taking from this site. You sound like you're in the UK, yet many of the Answerers are in the US and whilst I'm sure their intentions are good, the property market in the two countries is very different. In the US, house prices have been declining for the past couple of years with no end to this decline in sight. In the UK, prices have only been declining for the last few months, and no-one knows yet what the outcome will be - it's possible that this decline will only last a couple more months. Look at it this way - the US is a massive country with plenty of space to build even more houses. The UK is tiny and overcrowded, which is why there will always be demand for the houses that are here. |

If I were you, I would get the work done now. Reap some of the rewards of your work, when you move you will no doubt want to change things on your new house, there is always work to be done.
I wouldn't sell straight away, keep hold of your house, its an investment and now is not the right time to sell. People are gittery. Also, you don't want to be buying a Home Information Pack if your not definite you want to sell / or that the property will sell.
I say, leave it 18 months. Also, what clauses are there in your mortgage re: early repayment charges etc. If you had to pay these should you sell shortly, i would be wanting to add these fees to the asking price to cover my costs. If the market is'nt right, you will only get lower offers which will not cover your costs.

If you feel you could at least break even go for it. Where you live plays a factor as well. Not all markets are declining. New York City for example is experiencing a real estate boom right now. Some (very, very few) California markets haven't seen values depriciate either. |

depends, if you are looking to buy another house and upgrade your house and area, you will probably make nothing on your house to sell, (maybe even a loss) but this year is a good time to buy, so I would sell yours asap so you are in a good position to buy (maybe rent somewhere if yours sells quick,) and use the fact that you are chain free to your advantage, we are doing this we bought our house 18months ago done **** loads of work to it and it is only worth about 8k more than we paid for it, I am gutted, as we have spent a fortune on it, but the plus side is, we want a better area with more land, so if we can sell quickly we are in a good position to buy and barter.. the estate agents I have spoken to reckon there is going to be another 4% drop in house prices over this year, so if you are buying again it is swings and roundabouts, if you are not planning on upgrading or buying again, stay put where you are... good luck and do you want to buy my house (very nearly completed!!) ;-) x |

If you wanted to sell this year, now would be a good time to list. Spring is when the market tends to pick up. However, I don’t think that’s what you’re asking. And if it is, you should expect to take a loss.
A good rule of thumb is to wait at least five years after you’ve purchased the home to sell. There’s usually a relationship between the length of time you own a home and the amount of profit you can turn. Try to sell after 2 or 3 years, and you might take a loss after agent commissions. When you get ready to sell, start interviewing agents and they’ll advise you as to what time of year would be best to hit the market in your area.
Since you are talking about the future, be very wary of refinancing & home equity lines of credit. Those loans take equity out of your home, and equity is what you’re trying to build so you have the means move to a better home in a few years.
There is always going to be a cycle where values rise & fall. Of course they’ll rise again, and this is not the last time prices will go down. It's the beauty of economics. |

If you truly plan to fix it up, I'd say hold on to it and rent the place out, but if you instead are wishy-washy and not committed to the project, I'd say sell. I'd especially say sell if you intend to leave the place vacant, but that's not because of economic conditions; it is because of wear and tear. All real estate is local, but if you don't take care of a property, the property will not appreciate in value as much as if you do fix it up.
Now is among the best time to buy. Bottom might be reached early next year or in 2010; however, it is not a bottomless pit (it's more of a flatline bottom in my opinion). The REIT market tends to predict the future value of housing prices (albeit not necessarily that well).
Since it isn't in a good neighborhood, I don't think that prices will fluctuate that much as they don't have much room to move lower. Like with the damaged house, the potential for appreciation is even lower, but if you keep costs under control in remodeling, you can still make a handsome profit if you are willing to sell when the market turns around. |
