Real estate is a major sale/purchase! Don't pinch pennies on what contracts to use. Make sure you get it right the first time.

Never use forms provided by office depot, staples, home depot, etc... They are very general and do not satisfy your state's legal requirements. They'll get you in trouble!

You should now have contacted the title company that will close your home. They can usually provide standardized state-specific contracts for you to use.

If they cannot provide forms (some just do not), you can go online to uslegalforms.com. They have state-specific real estate forms and real estate packages. they are a very reputable company and are endorsed by Dave Ramsey, "Financial Peace" Author.

Most states have standard forms that realtors use. I would suggest using one of these forms as many state laws are covered within the contract.

These forms can be obtained at office supply or legal supply stores or perhaps at the state realtor association website for your state. Look at the available list on the website because their might be a required property condition form that you as seller are required to provide with to buyers.

There really aren't any good free ones.

The title company you are using. They can give you a legal state PA, seller's disclosure and anything else your state requires to comply by law, such as a lead-paint disclosure!

Try your public library. Also, many states have places in their official websites that deal with the laws of the state, and you might be able to download a pdf file of something like that. Also, an escrow company might be able to provide you with a copy of one, but might charge you a small fee for it.

Here in Florida, we can find the FAR/BAR sale and purchase contract forms (Florida Association of Realtors) at the Office Depot. Why don't you check at your nearest Office Depot? Ask for common real estate contracts for your state. Good luck.

As a Realtor, I would not suggest using a free form. They are too basic and can lead to legal problems that will cost you much more than buying a quality form.

Go to your local board of Realtors....They will give you a LEGAL blank contract. *FREE* This is the same exact contract that is used by the Realtors in your area, except they have their company logo on it. These are contracts that your state law makers have approved and they are updated every couple of years. Please don't go buy one from a store. No offense to the other answers.
