lovealways0223 | Where can I find "start up" money for flipping houses? |
My husband and I work construction, and we will do the work ourselves. I just dont know exactly where to start due to use just buying a new house, and a truck for him, we cant get another mortgage. I just want roughly $10,000.00 to buy foreclosure, flip it and sell. So I am looking for $50,000.00 total, but then I can be on my own. I just need start up. |

Remember there are too many house out there now that can not be sold. I wouldn't even think about flipping right now! |

You are headed for trouble if you have a truck loan, a mortgage, and think you're going to get a loan to buy a house to flip. You need to save up to put at least 30% down on any house you buy to resell, and be out of debt beyond that. Banks don't make loans to flippers any more. Those days are gone. |

Either you got it or you don't. It's a great idea, and you need to take it to the bank and sell them on your great idea. If you take a real estate course, then what you are thinking of doing is considered a business, and you don't have to pay the capital gains taxes every time you sell. You may want to sell the truck and flip your primary residence to start and put some money in your pocket. Every new business venture begins by making sacrifice. |

Get rich schools all teach real estate with no money. After the course is over you will have to find an investor and impress him with your skill in real estate so he will loan the money. If you have good skills let me know. I have some areas picked out. |

I started out by finding profitable deals and flipping the contracts
on deals for a "fee" to someone else that had the money. Less risk and quicker cash. Something to think about. |

I was once in your situation. Don't worry, everything will work out for you =)
A year ago I found this organization that gives people up to $1500 in renter or mortagage assistance! They operate in most US cities, I highly suggest you try to get some of this money.

When you find a deal that is sweet enough to make a nice profit, financing it won't be an issue.
Join a local real estate club and network with people. When you find the right property, there will be someone in that group that is itching to get in on a deal (or will know somone who is). You do the labor, they supply the money, and you split 50/50.
Then take those profits and find another deal. |
