first thing you need s decent credit score, second thing you need is a mortgage broker. If your credit score is not strong enough you will not qualify to zero down. You have a higher likely hood of getting a mortgage with a broker as they deal with many lenders including banks, alternative lenders, private lenders etc. |

A 100% loan will require either PMI (private mortgage insurance) or a government guarantee program like Rural Development. Most bankers still have these programs available. More than likely, you'll need to ask the seller for a concession in regards to the closing costs and prepaids. If you can't qualify for one of these programs you can see if you would qualify for a FHA loan with 3% down and see if the seller can contribute these funds and if you can finance the closing costs. There are other programs as well if you're a veteran, etc. You should be able to contact almost any banker. Try the bank you currently have an account with as well as a mortgage broker.
Let your mortgage loan officer know up front that's the kind of program you're looking for. They will be able to review the criteria that is required for those programs. (Here in MI a family of 4 can get a 5.5% interest and no downpayment if the families income is less than $64,000 by utilizing a MSHDA loan with an RD Guarantee. They have to purchase a home under a certain $ and the home must be in good repair). |

I don't think you can any longer because all of that money has dried up due to the foreclosure scandal that is rocking the financial world... those companies that used to offer those low quality loans are mostly out of business now. |
