So MANY people think that they need to find 'foreclosure listings' from a website or lender. Nothing could be further from the truth. The huge majority of foreclosures are purchased at the foreclosure auction by the very lender who brought the foreclosure action in the first place. Nearly all have mortgages which are at least equal to, if not exceeding, the value of the property. Unless the lender sees the bid price go ABOVE what is owed, it will purchase the property for itself, and in turn, list the property for sale with a real estate brokerage agency.
Call a local REALTOR (preferably one with foreclosure experience) to provide lists of such properties for you. There is NO expense involved in using a REALTOR. |

When the banks foreclose a home, they have to list it in the legal section of your paper, giving notice that they are going to auction the home at a certain location at a certain date and time.
Anyone can appear and bid on the house. The highest bidder wins. If no one bids higher thant the banks lien, the bank gets ownership of the home.
Banks list the homes they have foreclosed on with the local realtors if they aren't sold at auction. Contact any Multiple Listing Realtor in your area and ask for a list of foreclosures. |

You can contact your local city hall and get a list of all homes that are up for foreclosure. |

Let me explain, all websites that have this information charge for it, but they pull it from the county records of each county. So that is where the information is free.
Also, you should work with someone who has experience dealing with lenders on short sales/bank owned and foreclosed properties. It is not your usual transaction. There are a lot of issues that need to be addressed and time to be spent waiting for the lender to decide. |
