You are not going to find a decent home for that pricetag pretty much anywhere in the US. Maybe in the midwest, in some very sparsely populated area.
I bet you can't even buy a parking space for $20K in California. |

Seriously, not going to happen. Even in the remote areas, you aren't going to find a "nice house" for any where close to $40,000. Try putting a 1 in front of it, even then, you are going to be in some lightly populated areas or high desert.
