Probably Texas, because their developable land is almost limitless...but don't expect much in terms of property appreciation. Cheaper is not necessarily better.
If you are looking for bigger and nicer and good value (not necessarily really cheap)...look into the Palmdale/Lancaster area of Southern California. It's about an hour's drive of metropolitan Los Angeles, has an improving infrastructure, and a growing economy. The salaries there are almost as high as in Silicon Valley, yet the cost of living is so much lower than Silicon Valley...that ratio is making it very attractive for skilled workers. |

In Texas for example you can get 25 acres and 6k sqaure feet and pay under 200k. However when you sell your return will be lousy.
In Manhattan, noisy studio apartments smaller then most living rooms can sell for over 1 million. But when you go to sell there are always people willing to pay alot because its NewYork. |

This, my friend, is a mathematical equation that compares the real estate prices in a particular region with the average wages in that same region. Necessary because, say in West Texas, for example, a decent size corner lot with a house can be had for as little as $3k. Finding a job making over $8.00 an hour is not such an easy task. So, unless you want to earn your fortune where the wages are high while you live like a pauper and save your money like old Scrooge himself, all the while waiting to relocate to an area rich with cheap real estate,cheap is a relative term not to be taken lightly! |
