Where do you look first when buying/selling a house?
There are so many options when looking to buying/selling a house these days... I would love to hear from everyone as to where they begin their home buying/selling journey. Do you already have an agent that you have used previously? Referred by friends and family that have been treated well by an agent? Or do you jump right on the internet and search for yourself? you find a lender and get a pre-approval or prequalified to see what proce range you should be shopping in!

once you know what proce range find a agent to work for you a buyers agent and only a buyers agent you want your agent to not be connected to the seller in any way!

you could after finding out what you qualify for look online but once it comes down to making an offer GET YOUR OWN AGENT! a agent working for the seller has a legal obligation to do what is best for the seller not you! even if they are acting as a transaction agent

You first look to you when buying a house. For example where do you want to live? Why? Those are two good leading questions for you to answer. When you answer those questions you will chain reaction into answers to all your other questions. By the way never buy a house without first looking at it, in broad daylight, and paying for a home inspection, even if the house is brand new. Good luck.

I bought my house 2 years ago, and I used an agent. I tryed to find one w/out and its very difficult. Plus as a buyer you dont have to pay the agents fee's anyway (the seller normally pays that), so why not have someone else do all the work for you???!!!! Right now is a great time to buy b/c the market is so bad and sellers are having to sell their properties for lower than the real value of the home.

I do have an agent that we previously used. But, I still like to check things out for myself and make sure nothing is missed. I go to www.realestate.com, it has the majority of the listings. I also like to go to Walmarts, or other local store, and pick up the for sale magazines. If you are relocating to somewhere new, i.e. city or state, check out www.homefair.com. This site will give you everything, houses, cost of living differences, and school reports. Hope it helps!

I look in the local paper - especially the home section each weekend. Check off stuff in my price range and then contact a Realtor friend and start looking. The agent will search out more options in my price range too.
I would also list my existing house with the same agent - I trust this person, and that is important. Every agent wants to list your house - they get a cut of the commission even when someone else finds the buyer. Just wait till the listing is due to expire and a whole flock of agents will descend to tell you how they could sell your house (why they haven't before always is a wonder).

I tried selling my house after purchasing a new home, starting back in June of this year.

I started with sale by owner, didn't get any hits. Then I got a real estate agent, got hits but no takers (everybody wants something for nothing right now).

I ended up renting it last month, so I can cover the mortgage on it and wait for the market to improve (in two to three years I hope).

Since we have lived in our town for quite some time, we knew the general area we wanted to move to- so we drove around and looked at new builder homes as well as scoped potential neighborhoods for used houses w/ for sale fliers. We found the home we wanted, and used a Realtor our family has used for years to buy our new home (with a new home builder) that way the Realtor looked out for our best interest, and he was able to negotiate the price harder than we would have be able to on our own.

If we are moving to a new are (which we have done in the past) start asking people at your new job. You can feel out what parts of town are shy-ed away from with their input. Also, ask them about a potential Realtor, who will know the area and help you look since you are not familiar with the territory.

Before you start eating your heart out and wondering about what you can comfortably afford, I strongly suggest going to your bank/savings and loan/credit union and sitting down with a loan officer.

Ask about 1st Time Buyer Programs in your county and state.

The emotion is taken out of the transaction. You're able to think with a clear head.

You have to know what your limits are and what the bank requires.

When this process is finished, then start looking in the areas where you can comfortably afford to live.

The first home - or two - you buy will not be exactly what you want. It rarely is.

You'll buy your first home, live in it for a year or two; get it ready to rent; THEN look for another home. You DO NOT get into a bind. Leave yourself enough time to do what you know needs to be done.

You do the same thing with the 2nd home. Get it ready to rent. Etc.

Take a map out and calculate distance to job in time spent driving , use a protractor and draw a circle on the map. Look for houses in this circle or close to it. Dont forget the price of gas. Look early if possible and take sunday drives if it is any where near where you are living now. Remember everyone from the seller to the realitor are to gain from you signing on the dotted line so you must look out for you. Take your time and look with a criticle eye. There are many legal and practicle things to consider so call a realitor if you are buying for the first time or just dont know where to start. If you have time to wait then ask lots of questions and dont feel pressured to sign anything until you feel comfortable. It pays to tell all people involved no and see how they respond. If they get mad or try to say it has to be done politely walk away. The treatment you get will mirror the treatment you get if there is a problem. Oh and do your home work, run through the numbers as to income and money left over for utilities and how much cash is needed at closing. Talk to people you have learned to trust and ask for theyre recommendations for other business people. Visit the house more than once and tell the owner or realitor you would like to be alone and just talk to your mate if you have one and just see it for what it is not what you hope it is, Good Luck and if at all possible go slow and ask lots of questions both about the system of buying a home and about the house its self. There is a lot of literature out there on home buying and most is to see who is interested such as from a realitor but you are not obligated to buy from them but you could if you like them. Dont forget they all profit from your hard earned bucks so please your self first.

i would start right here on yahoo.

yahoo real estate takes you to prudential. you didnt used to have to log in to see a lot of the details...but you do now.

anyway go to yahoo real estate.
-search for your zip code
-use an impossibly small dollar amount in your 1st search.
-then you will be taken to a more detailed search site that you can fill out properly.
-see whats available in the various price ranges
-then get yourself a realtor.

It's the most important thing because if you have to resell it in the future, nobody is going to want an awesome house that's in a crummy neighborhood!
