I live in Huntington Beach about 2 blocks from the beach amnad main street, I bought my property for $500,000 9 months ago and have an oppurtunity to buy another 1 for $375,000 and I could rent it out for $2,000 a month, so wondering if this is a good move? Additional Details of course I will be financing this, thats why I ask if this is a good deal |

you have to crunch the numbers, but a 375k purchase with an assumed 20% down (75k) leaves you with about a 300k mortgage at about 6% and around a 1700/mo mortgage payment...plus your taxes& insurance, you are looking at bit over 2000/mo obligation, maybe 2100, around there, so...(deep breath), if you can rent it for 2000 you should be ok if you keep it at least 5 years...no one knows what the prices will be in 5 years, but typically the market goes through periodic downturns (like we are seeing today), some steeper than others, but over time (minimum 5 years) the property SHOULD increase in price....good luck, you remind me of me thirty years ago, buying property (my friends told me i was crazy), but twenty years later, my friends (same ones) told me i was a genius for buying when i did--so be prepared to go from idiot (now) to genius (in 5, 10, 20 years)....all the best to you, mr einstein! |

I think it will take longer than 5 years for this mess to straighten out and the increases in value will be slower from now on. If you can pay cash for it, then it may be a very good deal.
Hopefully you're not thinking of using an ARM, because that would be the riskiest gamble

sounds like a bad idea. if you can rent it for the cost of mortgage + 10% (maintenance, taxes, etc.) it might work, but then you'd be out a massive down payment.
if you are planning on making money off of the housing appreciating, you will have a very long wait. |

I've heard its a buyers market for vacation or 2nd homes, I would do it. Nobody can say where the market will be in 5 years but I think 5 years is far enough away that it will be better then now. |

as long as you can hold onto it for atleast 5 years, you should be fine. make sure your cash flow is profitable, because appreciation may take +5 years. |
