A trusted mortgage broker will have access to many banks and lenders and can guide you into the right program.

I was a loan officer for one of the largest banks in the US, and can tell you from my experience we had a hard time competing with credit unions. Their selection of products is typically smaller than a bank's, but if you needed a basic mortgage they are an excellent place to start. A credit union's low overhead does make a difference.

Regarding going with a mortgage broker....in theory they should be able to offer a great rate because they have access to many lenders. In reality, though, they are not always shopping for the lowest rate for you. When it comes to real estate agents, loan officers, and mortgage brokers....before you analyze the numbers, analyze the person. Anyone can tell you anything...so "trust but verify" as they say...

The bank you currently deal with. Tell them you are shopping and that will get their attention

Screw the bank you already have. And screw the online-only lenders too. The big ones are NOT cheaper, and the small ones are unreliable.

Just go shop 3 or 4 different mortgage brokers or banks. Get quotes for the same product on the same day, and get good-faith estimates of closing costs for all of them.

See who is best and run with it.
