Hey, Manhattan is NOT the only place holding it's value. North Carolina (Raleigh area is what I am most familiar with) has steadily increased in value 3% each year (sometimes a little more), even though much of the country is decreasing in value or stable at best. You'll see with some research that NC is up there. I know, I am an agent here!

It's always difficult to follow trends but some things you can count on . . . such as the influx of jobs created in some areas do to the Base Realignment And Closure program (BRAC). In my area, we are expecting to fill 10,000 jobs, due to BRAC, within the next couple of years . . . and we have very little new housing in the pipeline - that should mean that existing housing is going to increase in price. I live in Anne Arundel County, Maryland - Howard County will also benefit from BRAC.

If you are looking at long term investment, Michigan properties are at almost the lowest prices. A house that will cost you 450,000 in California with waterfrontage will cost you about $225,000 here.

Warning it gets cold.

Warning not good for stort term investing as the economy stinks here.

We always recover in spite of pollitions who put us in this shape.
