Which house would you buy??
A house that was built in 2004, 1276 sq ft, $2800.00 tax bill, $105,000 and has to have new carpets, doors, paint, tub, sink. OR A house that was built in 1969, 2500 sq ft, $2500 tax bill, $107,000 and some upgrades have to be done. Which house would you choose?
Additional Details
The houses are in different towns that are about 8 miles apart. The schools aren't much different. Both are located in a nice area. The house from 2004 is in foreclosure....a single male lived in the house and partied all the time. That should explain why it is in the shape it is in.

I would buy the second one.

The 2004 one is a bit small, and any house that was built 4 years ago and needs replacements couldn't have used quality materials.

In the 1960s they probably didn't do as much cutting corners as they do these days. In the 1969 house you probably have a sound structure, and over twice the living space, and perhaps more outside space too.

The taxes are $300 less also - it's a winner, provided it isn't in a terrible neighborhood or near major sources of noise or pollution.

It depends. Most peope would say the newer one but I'd have to see both first. Older homes can be like older cars, like the American Muscle! Those were made better than the cars today. Homes today are whipped up like cake. They don't really put much quality into it anymore.

By far the newer home. Even though it is more $. Cause you never know what kind of shape a 1969 home is in. There could be something really wrong with it. it could be like the movie "The Money Pit"

If the neighborhood is the same for both houses, schools, etc. I would by the larger house. You can always upgrade the carpets, etc - cheaper then doubling the size of the house.

However, if the smaller house is in a better area, schools and in better structural shape, then the small one.

Look beyond the paint and carpet, etc.

It worries me that a 3 year old house needs new tubs, sinks, and doors. If the old ones were junk, then the rest of the house WILL BE JUNK. Get a house inspection on both

The one with the lowest Mill rate. God forbid property taxes raise on you. Then again , if money isnt an issue, go with the house you want to live in.

1969 house, double the size and it may be older but if a house was only built in 2004 and it needs that much redone to it already you know those people did not take care of it very good and probably wouldnt trust it as far as durability.

I'd go with the newer one, there will more than likely be less plumbing and electrical problems later down the road. Those can get real costly, As well if you buy a newer house and do the renovations, you will be building equity in a newer house whereas an older house has the same stuff done to it but being it's newer it will sell for more than an older one.
As well you get to decorate, and do the things you want done to your house, Renovating can be so fun, and it shows your true feelings, and such. Best of luck .. Happy house hunting

I’d want to compare utility costs, repair costs, and my buyer’s agent’s estimation of value after I made my anticipated improvements to each. My first instinct is to say the older house, but double the size may equal twice the utility bills. As long as you can swing the higher utility costs, and your inspection reports that the larger home is structurally sound, I’d prefer it simply because I could probably live there for 8-10 years, instead of 5 or so in the smaller house.

So was the ’04 home a rental or was it foreclosed or both? I can’t think of any other good reason why a home that’s less than four years old would need that much work. An like others, I have serious reservations that a house with so many cosmetic issues wasn’t well maintained.

I would probably buy the one that was built in 1969. Sure its older and needs some upgrades but I think it was probably built better. All of these newer homes seem to be mass produced with very little quality work actually being done. I cant tell you how many people i know who have a home that was built within the past 5 years and things are already falling apart.

Never buy on price - it's location, location, location!
What is the neighborhood like? The schools? What is the economic trend of the areas? Do they both equally meet your requirements? There is so much more to this than price & taxes & you will be living with your decision for quite some time to come - so choose carefully.

I would go with the one with twice the square footage of the other one.

If a home built in 2004 already needed new carpeting, paint, doors, tub and sink it was built really cheaply. It will be needing new everything else here soon.

The older one is a better investment and was likely built much better and will cause fewer problems.

Seriously question why a new home would need such major items as a new tub. Something is wrong.

We've lived in both old and new and I liked the older one best. Every house is different and every situation is different. More space gives you space to spread out and make the house your own. An older house is usually in an older neighborhood which has pluses too. We had an older neighbor with large yards, courteous neighbors, and such. The newer homes tend to be "canned" homes which much less character and sometimes many, many more issues, despite being new. It's true that they don't build things like they used to.

depends on location. the 2004 house seems to be a better value since the $$ per square foot is higher and likely to appreciate.
