Location....The stuff you listed would not be the reason I would decide on a house.
I just bought a 1968 house that needed some work. It is located between two great schools and backs to beautiful canal. The features of the house were important but they were not the reason we picked it. |

LOL this is funny to me because I had to make this choice too!!
I wasnt buying only renting but it was cheaper rent than I was paying but it didnt have a dishwasher.. that was gonna be a deal breaker for me because I hate doing dishes.
Long story short, I got the place and have learned that if you do your dishes after you eat there its not such a big deal :)
I would go with the older home myself.

Choosing to buy a home is more complex than that. There's a myriad of other considerations that can swing the choice from one to the other or neither. Condition of the property, location, loan terms, restrictions, area commerce or schools, etc etc. It's more than square footage and dishwashers. |

Personal decision on your part required here...I don't need that many bedrooms or bathrooms and I prefer hand washing dishes anyhow...don't need a 3 car garage either...it would all depend on what YOU are looking for in a house... |

It would depend I would have to know the size of family that would be living in it,,, and it would depend on the income of the family unit ,,so for personally it would matter if it was a shack just as long as my family were together,,, Not really much help am I ,,, Okay if I have to choose it would be the 4 bedroom ,,because the 3 bedroom has too many garage's and the first house seems to be 10,000 less ... |

the 2006 house. the other one is quite old. a lot of people are hesitant about purchasing homes that are more than 20 years old. i would also consider the location. for example, is the new home in a safe neighborhood? is the school district good? |

buy the newer house. You'll have a tougher time selling the 1car gar. house later on,,, unless there is something uniquely different about the 1car house,,,, like it's on a much much larger lot.

The newer one. You will have a lower cost of upkeep, and higher resale price.
Also, a 3 car gargage is often considered a luxury these days. A dishwasher is something that many people expect these days, so when you turn around to sell.. you may find people dismissing the first house just because of that. |
