Which is better and cheaper renting or buying a house?

Randall Parker, MBA
This is going to depend on your market area, your credit, and your capacity to qualify for a loan.

If you have bad credit, no cash reserves, and a low income, yoiur only real choice is to rent, so this question is a non-issue.

If you have good income, good credit, and money in the bank, you may be better off as a homeowner than renter, but you will have other costs to consider.

View the information below, and this will give you a good idea where you stand. Let me know if you have more questions after that.

Good luck!

You are better off buying. You can write off your interest and you will have an investment that appreciates over time.

when you rent Your buying your landlord a house, and he walks away rich

I think buying land as investment is better than owning a house.

Also, using the money for investment is better than owning a house but if you have a family then one should own a home as shelter for the family.

Both are good if one knows how to invest. Owning a home is still an investment. Owning stock is also an investment. Both should worked out fine as long as you don't lose money in the stock market. Home prices over a long time like 20-40 years always should go up unless we have a nuclear world war which could happen in the future.

Money would become worthless if such a war took place. End of civilization.

IN THE LONG RUN BUYING A HOME.

If you have a down payment and good credit buy. You throw away money renting. Talk with a account they will tell you. I was thinking of selling to pay off credit cards, but my accountant showed us how much money we would be losing. You have a lot more write offs if you own a home. If you rent you are just throwing money away even in this market.

I am a real estate agent.

It depends on a lot of factors. Do you have the money for a down payment? A down payment is typically anywhere from 5-20% of the cost of the house, plus you need at least another couple of thousand for closing costs. If you have that money, depending on the cost of the home, your monthly payment could be cheaper than a monthly payment on a comparably sized rental. It depends on the area you live in and how much you can afford to put down as your down payment.

In a best case scenario, you live in an area where housing costs are very low and you find a house that is (let's say) 150,000. You put 20% down (15,000) and get a good interest rate and thus a low monthly payment.

In the end, buying is usually better than renting because you are building equity, which means that you aren't just throwing your money away, but putting it towards something you own. At some point, you can refinance and take money out of the house to do home improvements. Also, the home will hopefully appreciate (become worth more) and then you can sell it for a lot more than you bought it for and make a profit.

hey :)
i think renting is good for now cause you know how all the prices are so high and stuff, well where i live houses are really expensive and renting is not that much, but i guess it depends on where you live, too. but renting is good i like it
