Which is cheaper building a buying a house?

The simple answer is neither, its more about what you get.

Like for like you can probably have a house built cheaper than buying a ready built one, but it depends how much you do or if you just buy the land and ask a builder to build a house on it.

The main thing is if you build you get what you want, not a clone house from some guy who is out to make as much money as he can. We built a 5 bed house that is unique, has the rooms the way we want, power where we want it,the baths we want, the garden size we want......

I would say that buying cause if you built it you would have to buy land and all the materials to build it and all the installed stuff in like a bath & toilet. ALOT of hassel unless you can be bothered and have a lot of money :D

Think of it this way....a builder builds a house a sells it with a price by which he gains some profit....so definitely his building cost is lesser than the price he sold it with. So buying is more expensive than building in most circumstances. But buying second hand houses is definitely cheaper than building a new house of the same stature.

buying. building requires you to rent equipment, pay consumer prices for materials which construction companies get large discounts on, and you'd have to purchase the land on top of it.

I cannot say for sure since im in Australia but if you can find a good brick home that just needs some touching up at a reasonable price then its better to just buy since it would cost you time and money to have one built but if you find some really cheap land reasonable workers then its up to you to decide which you would rather.
1. a new house but long wait and possible mishaps or
2. An old house at a fair price that can be fixed up

If the absolute criteria is economic, then buying a pre-existing structure is usually the least expensive. Other respondants suggested modular or log homes. In my experience they are not available in Ireland. Building your own house requries a lot of time on your part. Inspection, supervision, meeting with contractors, paying for things, getting permits. Also as I recall, in Ireland a finishing bonus is typically part of the contract. This must also be taken into account, as it is not in the cost of a pre-existing structure Good luck!

I think it depends on the house. Hiring contractors can take a long time if anything comes up, and it can get very expensive. A modular home might be cheaper, I've heard log homes are. I've heard converting metal storage containers is very cheap, plus they stack perfectly. If you have money and time though, you'll get exactly what you want.

Check your local Area Real Estate Guide and see what listed Homes are going for by the sq foot and then contact several builders and see what a custom home is going for by sq foot in the area you are considering it will give you a pretty good idea of cost difference.
