Which renters should I choose?
Here are the situations. I have a 2 br and 2 bath condo apt. I won't be moving in right away and will sublet it for 6 month or longer or shorter depending on my current situation which I would not like to go into. The closing date for the condo is early March. The rent is $1500/month.

I have have a couple of prospective renters. One is a 3rd year medical male student and will move in the first month and he may get a roomate later down the month. The 2nd is 2 sisters. The older sister said she want at a law firm and her 14 yrs old sister will be living with her. Both can move in begining of Marc. I have a 3rd renter who will only be able to move in April. She has 2 cats and 1 dog.

So out of all 3, which one should I pick if all 3 wants my property? Which one would do the least damage to my property and will be on time for monthly rent payment? Also should I even do a credit report and background check on them if I only will sublet it to them for few months? Is it worth it?

btw, this is in Brooklyn NY and they will give me first month rent and a deposit. I'm leaning toward the doc. But he is a 3rd yrs medical student. So I don't know how much a 3rd yrs student makes. Does any1 know? Thx in advance.

Run credit on all 3 pick the one with the best credit and income that is legally all you should consider. You don't have to take pets but considering someone single over someone with a child is discrimination and it is illegal.

You should be asking them about income (everything else is secondary) and get proof! Rent it to whoever makes the most, but you need to understand that you may have a problem getting them out in 6 mo when you're ready to move in.

Also, make sure that you are allowed to sublet. Otherwise you could lose your lease.

Definitely don't take the one with pets. Sorry, I'm a pet lover and all, but even the cleanest pet is dirty. They all shed fur, and dogs are never really trained. Cats just stink...litter boxes are gross.

The Dr....good prospect, but will he be available enough to pay his rent on time. Is he the type to throw parties after finals or things like that?

The sisters may be a good choice. Having a 14 year old in the house may inhibit the party throwing a lot. The older sister also seems pretty responsible, since she's taking care of her younger sister.

If it were me, I'd still go with the dr. He'll be too busy to even be there most of the time, which means less damage to your condo.

Stay away from the pets. Your floors will need deep cleaning, maybe replacing, and cats often scratch drapes and furniture.

The sisters: probably okay, but get a look at the younger sister before saying yes. At fourteen, a lot of girls are experimenting with drugs, liquor, and boys. Well, you can't tell by looking anyway, but it makes me nervous.

The med student is the one I'd choose. Do run a credit report on him if that's your concern. They don't make much at all, but he may have help from family. The thing is, they spend a lot of time studying...not enough free time to get into too much trouble (there are always exceptions, though).

Please be sure to make clear that the lease end date is whatever it is. I hope your current situation gets some clarity before you leave, so you can let your sub-tenants know. Nobody likes to move often. It's a pain.

You can always ask for proof of income and then check it out to make sure they can afford it. I believe the medical student would be the best because he will be studying a lot with little time for having parties. Women, especially teen age women or often messier than men and pets can really do some serious damage.

If the student is relying on the roomate to make the rent (and third year med students make about nada - don't you require an income statement?), I'd go with the sisters. You know that the older sister has a job and will make the rent and will not stand the chance of someone for whom she is responsible living out on the street. Of course, this is all contingent on the usual background/credit checks.

- the med student would be great, but he has no job. Also, you haven't met his roommate yet.... that could be a problem.

- the 3rd renter has too many pets (damage could be high)

- At least one of the two sisters is employed and they have no pets

Therefore, I would go with the 2 sisters.

Get proof of income, personal references, and former landlords and follow up on those references - check 'em out!
Check with employers and make sure these people are actually employed and verify their income.
1. The Dr., if he finds a roomate you are going to check out that roomate before you allow him in. AND his name goes on the lease also.
2. the Sister team, you need to know why a 14 year old sister is living with her. That is a immediate red flag.
3. The pets are really a red flag. Some people can have 2 cats and a dog and you would never know they had lived in the apartment - others can be a total disaster. Carpet ruined, walls and woodwork scratched, fleas everywhere - just beware!

You need a lease, get your attorney to draw one up for you and use it. You are probably going to have to give the tenant a certain time frame that they will have a home. Six months a year, something.

There ARE more issues than income. Think property damage. Pets and teenagers pose a much greater damage risk than a single medical student who is likely to be the most responsible. If you care about your property be firm against pets. Go with the med. student.
