Neat freaks make the best tenants! Never rent to teenagers because the destroy everything. Do not rent to smokers or they'll burn your house down.
Decide on the lease price by comparing other rentals in your area. People pay high dollar to lease a nice home. Your ideal tenant would be someone relocating to your area (because of their job) and they don't want to buy a home just yet.
You have the right to run a credit and background check. Inform the potential leaser that you will be doing this ahead of time. Make sure you have a lease contract or you can get yourself into a lot of legal problems if the lease doesn't work out for some reason. |

find someone decent who 'is' on benefits, you can get paid direct from the council, that way you know you will get the money.
I have rented to people on benefits and people who aren't, the people who had good jobs never paid their rent on time.
The people on benefits I got paid direct from the council and the payment was there every month. |

If you have never rented to anyone before, I would suggest you hire a property manager. This is particularly true if you are moving out of town or state. They can serve as your eyes and ears when dealing with a less than cooperative tenant.
If you have no experience and insist on saving the 10-20% a property manager would charge.....
Know what questions you are allowed to ask on a rental application. There are services that you can hire to do background checks, credit, employment ect. USE THEM. However, That information will not give you a clue as to what the prospective tenant will do to your house....
Know eviction law and how to properly give notice to the tenant.
Set back money every month for maintenance expenses. You will get the call at 3 am about a pipe break....or whatever emergency. Have a list of contractors who you know and trust to handle that work.

well first you can post an add on craigs list you will probably get the most responses you can rent out each room or do it by family but you will make more money by renting the rooms out individually, make sure you do background cheacks and take pictures of everything before hand and do signed contracts get copys of dl and other important information |

Check out craigslist.com or your local paper to see what similar rentals in your area are going for. When you decide to advertise the property, add to your listing that you will be doing a credit check, and checking personal references. That should weed out a good deal of the bad renter crowd. Then just meet with prospective renters, and go with your best feelings. Good luck. |

if you want to make the most $$ rent it to a business man. if you want it to be taken care of rent it out to newly weds or a family..if you want it trashed rent it to teenagers. hehe! |

well firstly you need to get yourself a buy to let mortage because your mortgage lender need to be notified you are intending to rent the property...
secondly register with an estate agents that deal with letting properties, it takes all the hassle away from you
thirdly if you are intending to let the property yourself make sure you get references and i would consider what type of people you want.. for example a family? |

Someone once told me that if you want to find someone reliable to rent your house to (that won't destroy your house), before you agree to rent your house to them go and look in their car. If their car is trashed they will trash your house, if it is kept nice they will most likely keep your house nice. It isn't a perfect system but it is a good starting point.
In terms of actually finding renters I would put an add in the paper and put a "For Rent" sign out front. Renters will call you that way. |

EXCUSE ME!!!! I was a doleite!!!! I was on Incapacity Benefit for 4yrs and lived in a privately rented new build flat. My landlord gave me a glowing reference when I left as he said I was one of his best tenants. |

I would definitely go through an agency and would say no to people on benefits (may sound harsh and there are plenty of people on benefits that are decent but there are a some that don't give a dam and will end up wrecking your home, a friend of ours rented his house out to the local council and ended up being down by 10k through not receiving rent and the trashing of his home)
