Probably no-one, right now for-closers are at an all time high and in return loans or mortgages are next to impossible to get even with good credit. The American dollar is also at an all time low, this does not help either. |

Sometimes an FHA loan can be an option. They don't typically look at credit scores. However, they will still require that you be current on all open accounts and can ask that any and all collections be paid prior to closing. Your other option is a sub-prime loan but you will pay a high interest rate. Most companies are not willing to look at credit scores below 580. Some won't consider anything below 620. I have been in the mortgage industry for 10+ years and it's never been more difficult to get someone approved than it is now. |

With the high rate of foreclosure, unless you make a lot of money and have been on your job for more than two years, a lender may not take a risk on you.
If you have a relationship with a bank or credit union, try asking them for a preliminary evaluation. Since you have an established relationship with them, they may be willing to assist you. |

It depends on what your score is, how much money you're willing to put down, and how much the home costs.
Even though sub-prime tightened up it's not gone entirely. People are still looking for loans and lenders are still looking to lend them.

go talk to the bank or mortgage company that you're closest to, they all have the same tools, their efforts only vary. If you work near a mortgage company, they'll be more likely to work hard for you because all you have to do is point your finger to mention the good or bad job they did. As for a bank, if you have any CDs or any assets where lending can also take place, they should try to keep your business, its like borrowing your own money.
You also may want to consider owner financing. It keeps lending costs low and is very attractive to someone that doesn't want to pay capital gains. I would advise talking to a experienced real estate agent or an attorney (the r.e. agent should recommend talking to an attorney regarding the deal) to assist in negotiating and effectively handling the closing process.

Most folks, particularly first time home buyers, have no clue where to start, and most are afraid to ask. My suggestion would be to develop a relationship with a traditional lender, such as the bank that you use for your checking/savings, use their home loan officer to explain what products they may have that fit your circumstances Then double check with one or more other lending institutions, such as a Mortgage Co. to determine, who has the best product for your needs.
A good REALTOR can also work with you, to find a lender that suits your circumstances. I'm not anti - internet in trying to source lenders, but face it, the purchase of your home is and will be the biggest investment you will most likely make in your life time. Makes sense to use folks you know or folks you can develop a long term relationship with, who may have a vested interest in seeing you suceed, |
