i have lived here for 7 yrs.+ and have been asking my landlord to fix things for at least 2 yrs. and have gotten some stuff fixed after constantly asking .anyway 4 to 5 of my electric outlets are bad...dont work and have burn marks on them due to bad connections??I have put it in writing and still nothing . I have searched for any state or federal or county help and found nothing that helps people in my situation??? I am concerned for my child and family not to mention all my belongings. I have a 1yr. lease and dont want to break it but dont know what I can do?? please help ??any advice?? I am in florida and I would fix it myself but cant afford it and am very afraid for our safety/ sincerely drew |

If your landlord has failed to comply with the code responsibilities,
and has ignored your request to undo their unlawful action, you can contact The
Code Enforcement Branch of city or county in which you reside and
request that they contact your landlord and explain that their action is illegal and
violates your local code. |

If you have lived there for 7+ years and now you are saying that you are on a 1 yr lease...you could have moved out before re signing the lease! If nothing is getting done here, move out! |

Call your local health department or housing authority to find out if there is anything you can do. You may just need to find a nicer place. |

Get some graphite lubricant and apply a very small amount to the prongs of things being plugged in.
This will prevent having the prongs weld into the receptacles.
When inserting or removing a plug, put it in all the way or take it all the way out.
Assuming you have access to the breaker or fuse panel, you can change receptacles for less than $2. each.
Burn marks on the receptacles are not evidence of a danger. You can get burn marks on almost new receptacles if insertion and removal techniques are faulty.
Assuming you have access to the panel to shut off the circuits, receptacles cost less than $3 each to replace.
You have not identified anything that clearly identifies a code violation. |

You should never have signed another lease
Thiscould be unsafe and you should be worried
Make polite written request for landlord to fix items, listing them, noting that they are safety hazards, violate local ordinance, that you have repeatedly requested these repairs and asking that it be done within two weeks
A day after that date, if he hasn't done all the repairs, write him again, listing the items still needing to be done
A day after that date, if he has done none of the repairs, go to your village/city hall, and ask the electrical inspector/ housing inspector to make an inspection |

Read the contract and see what are your landlord's obligations. If he is acting against them, send him a layer's letter and if necessary sue him.
If you think anything electrical, gas etc, is a danger to health, call in the health and safety people from the town hall. They will force him to put things right. |

Contact your local zoning officials and let them know.
Contact your state representatives and let them know.
Put a big sign out front letting everyone know that your landlord isn't fixing things - include is name.
Sooner or later you will get his attention. |

Call your local news station and maybe they can help you get this resolved. In Michigan we have reporters who will air people's complaints and go to the (business, landlord, etc.) and question him etc. Once they know they will be on the news, they will act pretty darn fast. Also, tell him that this is unacceptable and you expect him to deduct your rent, since you expect things to be in working order and up to code. |
